Forest Park Tenants Co-Op Introduce

Forest Park Tenants Co-Op represents a significant shift in the landscape of manufactured housing for residents of New Hampshire. Located in the picturesque town of Jaffrey, this community operates as a Resident Owned Community (ROC), a model that has become a hallmark of stable and affordable living in the Granite State. Unlike traditional mobile home parks where a third-party landlord owns the land, the residents of Forest Park collectively own the property through a cooperative. This transition, which took place in 2005 with the support of the New Hampshire Community Loan Fund, has allowed the neighborhood to flourish as a self-governed and community-focused enclave in the heart of the Monadnock region.

The atmosphere at Forest Park is characterized by its quiet, residential feel and a strong sense of neighborly cooperation. As a resident-owned entity, the community is managed by a board of directors elected from within the park itself. This ensures that decisions regarding rent, infrastructure improvements, and park rules are made by the people who actually live there. For local New Hampshire residents seeking an alternative to the rising costs of traditional stick-built homes, Forest Park offers a path to homeownership that combines financial predictability with the security of a permanent, member-run neighborhood.

Location and accessibility are primary benefits of this Jaffrey community. Situated at 62 Scenic Drive, Forest Park Tenants Co-Op is nestled just off Stratton Road, providing a peaceful wooded setting while remaining minutes away from the amenities of downtown Jaffrey. The park is conveniently located near major regional routes, making it an easy commute for those working in nearby Peterborough, Keene, or even Northern Massachusetts. Local landmarks such as the majestic Mount Monadnock and the serene Contoocook Lake are just a short drive away, offering residents world-class hiking, fishing, and boating opportunities right in their backyard.

Accessibility within the park is well-maintained, with paved roads and assigned parking at individual home sites. As is common with New Hampshire hill-country living, the roads can be steep or winding in certain sections, but the cooperative oversees consistent maintenance to ensure residents can navigate the area safely year-round. For visitors and residents alike, the layout of the streets, such as Scenic Drive and Summit Drive, provides a structured neighborhood feel that is often missing from more transient rental parks.

As a cooperative, Forest Park Tenants Co-Op provides a range of essential services designed to maintain a high standard of living for all members. Because the goal is community stability rather than profit, these services are funded through monthly lot rents that remain among the most competitive in the region. The services offered include:

  • Community-wide water and sewer systems, which underwent a multi-million-dollar upgrade in recent years to ensure modern reliability.
  • Seasonal snow removal and plowing for all association-owned roads, a critical service during New Hampshire's legendary winters.
  • Regular trash removal and recycling services included in the monthly association fees.
  • Maintenance of common areas, including tree trimming, pothole repair, and upkeep of underground utilities.
  • Professional administrative support for the cooperative board to handle financial planning and member approvals.
  • Collaborative neighborhood watch and community oversight to ensure a quiet and safe environment.

The features and highlights of Forest Park reflect its status as a premier ROC in Cheshire County. The park is designed to feel less like a temporary stop and more like a permanent neighborhood. Key highlights of the community include:

  • Stable lot rents that are adjusted based on the actual needs of the community’s debt and maintenance, not market speculation.
  • A diverse range of manufactured housing, including newer double-wide units with cathedral ceilings, skylights, and modern en-suite bathrooms.
  • Paved driveways and carports available for many individual home sites, protecting vehicles from the elements.
  • A family-friendly environment located within the highly-regarded Jaffrey-Rindge Cooperative School District.
  • Member-only voting rights, allowing every household a say in the long-term future and financial health of the park.
  • Proximity to local recreational gems, including the Glenn H. Curtiss Museum and the various trailheads of the Monadnock region.

What is worth choosing about Forest Park Tenants Co-Op is the unparalleled level of housing security it provides. In a traditional mobile home park, residents live with the underlying fear that the land owner might sell the property for commercial redevelopment, forcing residents to move their homes at great expense. At Forest Park, that risk is eliminated because the residents are the owners. This "ROC" status makes it a superior choice for those who want to invest in their homes and build equity without the volatility of the rental market.

Furthermore, the cooperative structure fosters a unique "neighbor helping neighbor" culture. From organized efforts to assist elderly residents with winter preparations to collective investment in high-quality infrastructure like fiber-optic internet and updated electrical service, the community works together to enhance their shared living space. Choosing Forest Park means choosing a warm, quiet, and well-managed neighborhood where your voice matters. For anyone in New Hampshire seeking an affordable, single-level living option in one of the state's most beautiful regions, Forest Park Tenants Co-Op stands as a model of successful, resident-owned housing.

It has a couple control trip passive aggressive elderly women in charge but everyone else is pretty nice it's a good neighborhood. Would be nice to see a playground for the kids or something other than nonsense power trip rules to hold a false sense of importance from some of these outdated main board members.

One of my parents lives here so I visit often. It is always fairly quiet. You'll hear cars driving by and occasionally neighbors if they're having a barbeque or when windows are open but it's more like background noise, never very loud. As a visitor it looks like this park is managed pretty well though its roads can get tough in the winter (just get snow tires). I have been told that the rent is reasonable and if you're a decent tenant the lease is fair and easy to follow. I've also heard that utilities can get pricy but that's a heads up to shop around if that's an option. Definitely worth looking into if you're looking for a warm, friendly mobile home park.

Great community. Affordable living. Lots of infrastructure improvements in the past few years. New water/sewer and paving. Has really turned around in a great way.
