Greenwood Village Introduce

Greenwood Village is a distinguished 55+ active adult community located in the serene landscape of Manorville, New York. Often referred to by residents as a "quaint village for seniors," this gated community offers a refreshing alternative to traditional retirement living. While it is classified as a mobile home park due to its land-lease structure, the homes themselves are modern manufactured units often set on concrete foundations, featuring contemporary designs with front porches, private driveways, and often attached garages. It is a place where the focus is on a thriving lifestyle, ensuring that seniors have the social and physical outlets necessary to enjoy their retirement years to the fullest.

The atmosphere within Greenwood Village is one of security and camaraderie. As a gated community, it provides peace of mind for those looking for a safe and quiet neighborhood. The community is meticulously maintained, with lush greenery and scenic walking paths that wind through the village. It serves as a "best-kept secret" for New Yorkers who want to stay on Long Island but desire a lower-maintenance lifestyle without sacrificing the amenities of a resort. From organized holiday parties to casual afternoon strolls, the village is designed to foster a close-knit environment where neighbors quickly become friends.

Located at 370 Chapman Blvd, Manorville, NY 11949, Greenwood Village is ideally situated for accessibility and leisure. The community is easily reached via the Long Island Expressway (I-495) and Sunrise Highway (NY-27), making it a convenient destination for visiting family members from across the state.

Accessibility is a priority throughout the grounds. The community features wheelchair-accessible entrances and designated wheelchair-accessible parking lots at the main clubhouse. For those who prefer not to drive, Greenwood Village offers a dedicated community bus service. This transit service provides door-to-door transportation for local outings, including trips to shopping centers, medical offices, and houses of worship. Furthermore, the community is located just minutes away from local landmarks like the Long Island Game Farm and several world-class golf courses, ensuring that recreation is always within reach.

Greenwood Village is worth choosing because it represents a perfect balance of value, lifestyle, and location. For New Yorkers looking to downsize, it offers the ability to own a beautiful, detached home in a prestigious gated community at a fraction of the cost of traditional real estate in Suffolk County. The "village" atmosphere ensures that you are never isolated; there is always a pickleball match to join, a bus trip to embark on, or a neighbor to chat with at the clubhouse.

The focus on "active" retirement is what truly sets it apart. While many senior communities can feel stagnant, Greenwood Village thrives on energy. The inclusion of unique amenities like the woodworking shop and the specialized sports leagues demonstrates a deep understanding of what modern retirees actually want. Additionally, the location in Manorville provides the best of both worlds: the peace of the Pine Barrens and the proximity to the world-renowned beaches of the Hamptons. If you are seeking a close-knit, pet-friendly, and socially engaging community to call home, Greenwood Village is a factual and highly recommended choice for your next chapter.

This NOT a trailer Park…. It’s a quaint village for seniors. Some older homes resemble the trailer but many are modern and quite cute, pretty, handsome. They have many events in the club house and a pool . Community’s thrive when seniors thrive

I live here. There are many good things about living in an over 55+ gated development. Also there are some negatives. Rents are pretty normal for area. They go up about 200 dollars per year. That seems high for seniors, but I guess it’s a business and the senior part is not so much considered. It includes grass cutting and trimmings, snow plowing after 2” water and trash removal. If you buy a home, it’s a cash deal only. No mortgages. You own the house but not the land. Like a mobile home park. The HOA fees considered very high by other standards. Check that out before you sign on the line. The people who I have met here are pretty wonderful. They are congenial and for the most part very friendly and even helpful at times. We’ve made some nice friends. The amenities include pickle ball, a clubhouse with various exercise programs, and other crafts and shows, etc. even a free bus that takes you to the stores. On their schedules of course, but still if you need it, it’s great. They also have a fitness room a woodworking room and a hall to rent out. The swimming pool is open from Memorial Day to labor day. However it is not heated so you need to wait till the warmer weather hits in July to get in, for me anyway. And it should be heated because seniors need that. Also it’s in an odd place on the property behind the clubhouse. You can’t access it unless you go to the clubhouse and take the stairs or elevator down to the pool. If you have trouble walking, it’s a chore. You used to be able to access it from the ground but not anymore. That’s a big detriment. You can pay your HOA or Rent online. It’s a lovely place overall but some things need changing.

Good community as far as people! The only reason it got two stars is because they've raised what we pay in rent and we own our place out right! It went from $1,000 a month to $1500 a month in a 5-year period how stupid is that? At this rate in five more years we won't be able to afford to live here anymore

Visiting for community yard sale. Did quite well except for a elder gentleman selling me 28 fake coins! Didn't falt him, giving him the benefit of the doubt 🤔. Still a very pleasant and profitable day!
