Choosing a place to live in the Martinsburg area often involves balancing budget with quality of life. Harlan Springs Mobile Home Community is worth choosing for those who prioritize a location that is both quiet and conveniently situated near the heart of Berkeley County. Its history as a peaceful residential hub makes it a standout option for individuals who prefer a established neighborhood over a brand-new development. The community offers a sense of privacy that is hard to find at similar price points, with individual homes separated by yards rather than shared walls.
Furthermore, the community's location provides a strategic advantage for those who work in the surrounding industrial and distribution hubs, such as the nearby FedEx and Macy’s distribution centers. While lot rents have trended toward the current market rates of $425 to $500, Harlan Springs remains a competitive option in the local housing market when compared to traditional single-family homes or luxury apartments. For veterans and seniors on fixed incomes, the community offers a familiar and accessible environment. While navigating the application process requires specific documentation, such as proof of income or retirement statements, the opportunity to secure a home in such a well-located part of West Virginia is a significant draw. Whether you are looking to purchase an existing home within the community or are interested in the potential of a vacant lot, Harlan Springs provides a stable platform for homeownership in the Mountain State.

Customer Reviews
I've lived here for over 30 years. It use to be owned by Gantts and was nice to live here. Now they sold out to Rose Land and lot rents are climbing. Since most every seniors who lives here is disabled and or receives Social Security on a fixed income. I asked Rose Land if there was any assistance for us on a limited income and was told no. So with the lot rent going up soon to $425 then $500, many of us that had been paying $250, will now have no place to cut our expenses to afford this new rate. So far the ones that can't afford to stay are getting our things moved out and selling our homes. What a shame this peaceful place will now have even more empty lots.
Tried to fill out application would not let me submit it no pay stubs I am a retired veteran on social security retirement i don't receive pay stubs was paying $50,000 cash for the Home just wanted a $400 lot very bad service probably why they have bad reviews what do they have against veterans ?
Been living here for 8 years the landlord would barely to any come and fix anything always with an excuse recently sold the land so rent is going up from $600 a month to $900
I lived here for a year or so. While I would say it's fine to live here, I encountered some problems here, such as sewer smells, vents collapsing under the trailer, and a random person vandalizing a vehicle in the driveway who was never caught. While I would rate Gantts four stars for the above reasons, I'm rating it two stars because of the very rude and sudden eviction that I got, saying to leave within a single day or get caught. That was uncalled for, so that's the big reason for this being only two stars. Stay here if you want, but keep in mind the problems your trailer may have.
Decent community, better than most trailer parks in the area. Whenever you see kids playing, and their parents are watching from the porch, it's okay.
