Kayadeross Acres Community Introduce
Kayadeross Acres Community represents a significant and innovative approach to affordable housing within the New York region. Located in a scenic area that bridges the charm of Ballston Spa with the convenience of the greater Glens Falls area, this mobile home park is more than just a place to live; it is a resident-owned cooperative. Formerly known as Creek and Pines, the community underwent a transformative shift in 2016 when the residents formed a cooperative to purchase the land, ensuring long-term stability and affordability for all members. This "Resident-Owned Community" (ROC) model empowers the people who live there to have a direct voice in the management, infrastructure improvements, and future direction of their neighborhood, a rare and highly valued feature in the manufactured housing industry.
The community is nestled on approximately 33 acres of beautiful Saratoga County landscape, offering a family-friendly environment that emphasizes outdoor space and communal interaction. With around 150 home sites, the park maintains a neighborhood feel that is often missing from larger, corporate-owned facilities. For New York residents seeking a balance between the high costs of traditional homeownership and the desire for a private yard and a sense of belonging, Kayadeross Acres provides a compelling alternative. The professional yet friendly atmosphere is bolstered by a resident-led board of directors who are personally invested in the upkeep and reputation of the property, working diligently to balance affordable lot rents with necessary infrastructure upgrades.
Location and accessibility are among the top advantages of Kayadeross Acres Community. While the administrative records link the community to 30 William St, Glens Falls, NY 12801, the primary residential acreage is situated at 885 Middle Line Road in Ballston Spa, strategically placing it in one of the most sought-after corridors of the Capital Region. This location offers residents easy access to the employment hubs of Saratoga Springs, Albany, and Glens Falls. For those with mobility considerations, the community features wheelchair-accessible entrances and a wheelchair-accessible parking lot, ensuring that the grounds are inclusive and easy to navigate for all residents and their guests. Its proximity to major thoroughfares allows for a quick commute while the park itself remains tucked away from heavy traffic noise.

What is worth choosing Kayadeross Acres Community for is primarily the peace of mind that comes with the Resident-Owned Community model. In a traditional mobile home park, residents are often at the mercy of outside investors who can raise rents or sell the land with little notice. At Kayadeross Acres, the homeowners are the "landlords." This means that every dollar of the monthly lot rent—currently cited around $490—is reinvested into the community for things like water system maintenance, road repairs, and lighting. Choosing this park means investing in a community where you have a stake in the property value and a say in how the neighborhood is run. It is a transformational opportunity for many families to build equity in their homes without the volatility of the commercial rental market.
Additionally, the park is a standout choice for those who prioritize a kid-friendly atmosphere. With its own playground, basketball court, and ample acreage for running and playing, it offers a safe environment for children to grow up. The reviews from residents highlight the "endless" things to do and see in the surrounding area, emphasizing that the community serves as a great home base for local adventures. While some of the older homes in the park may require individual updates, the collective ownership ensures that the essential infrastructure remains a priority. The "we own it" pride of the residents is palpable, making it a warm and welcoming environment for anyone looking to settle down in a community that values cooperation and mutual support.
Finally, the location near the Kayaderosseras Creek offers a unique natural advantage. Residents can enjoy the scenic vistas and wilderness experiences that the creek provides, all while being less than an hour's drive from the state capital. The mix of rural tranquility and suburban convenience makes Kayadeross Acres a premier choice for mobile home living in Upstate New York. Whether you are attracted by the social benefits of the cooperative or the physical benefits of the open spaces and amenities, this community stands as a shining example of how affordable housing can be preserved and improved through resident empowerment and collective action.

My first time ever. I was not as prepared as I once had thought . The things to do and see are endless. I will definitely be back when I have a longer day to get through even more adventures. What a blast!
The actual homes need updates, bad bad. It's not a bad place if you have kids as the playground, basketball court and picnic area is right out front with plenty of acreage. I'd say it would be great for big birthday party venue for birthdays outdoors. So it's nice. Some of the trailers have graffiti on them which bring property value wayyyyyy down and the lot rent is $490 a month! For that plus water trash??! Jeesh. The staff seem pleasant when you call them.
I was driving through the community driving a co-worker home after work. After I dropped her off I drove around to leave the park. a man ran down his driveway and in front of my car yelling at me to slow down, I told the man I wasn't even doing 15. He then continued to yell about how he saw me speed by. I proceeded to drive off, I did get out of the situation quickly because it is an area I am not familiar with. As I drove past him he launched a rock or other hard object at my car.Ive tried to contact someone in charge of the community but all phone numbers listed are out of service. This place is not a friendly environment and some one of the people who live there are mentally unstable and are a threat to people who enter the community.
It's alot better since they paved the road's and most driveway's and replaced the water pipe's through out the trailer park and back up generator for the Well House. Way to go much needed for a long time. Would be nice if they had more street light's through the whole park but change take's time and patient's a big Thank You keep up the good work for future plan's for our trailer park.
Only went to the front of the community to do outreach at the park. I was there and parents were there getting free summer lunches for kids under the age of 18
