Lakeside Village in Hagerstown Introduce

Lakeside Village in Hagerstown is a sprawling residential community that has been a part of the Washington County landscape since 1973. Covering approximately 110 acres of land, this mobile home park has grown to accommodate 553 home sites, making it one of the largest and most established manufactured housing communities in the region. Designed for those seeking a balance between affordability and the benefits of homeownership, the park caters to a wide demographic, including young professionals, growing families, and retirees. The community is built on the philosophy of traditional neighborhood values, where residents are encouraged to look out for one another and respect individual property rights to maintain the overall value and atmosphere of the village.

Living in a community like Lakeside Village offers an alternative to the high costs associated with conventional stick-built homes in Maryland. The manufactured homes within the park often feature modern floor plans and amenities that provide significant value for the price point. The community prides itself on its "Hub City" identity, offering a place where people can settle into a permanent residence without the financial strain often found in the larger metropolitan areas of the state. It is a established neighborhood that emphasizes a quiet, friendly, and respectful living environment for all its residents.

Location and accessibility are two of the most significant advantages for residents of Lakeside Village. The community is situated at 17012 Alcott Rd, Hagerstown, MD 21740, USA, placing it just minutes away from the major intersection of I-70 and I-81. This prime location makes it an ideal spot for commuters who need quick access to the tri-state area of Maryland, Pennsylvania, and West Virginia. For local travel, the park is conveniently located near essential services, including employment centers, local schools, and diverse shopping opportunities. Whether you are heading to work or running weekend errands, the central location minimizes travel time and maximizes convenience.

The immediate area around Lakeside Village is rich with local amenities. The Valley Mall and various shopping centers like Valley Plaza and Crosspoint are within a very short drive or a manageable walk, providing residents with easy access to groceries, retail, and dining. For those who enjoy the outdoors, the Chesapeake & Ohio Canal National Historical Park is roughly 15 minutes away, offering miles of trails and history to explore. Furthermore, the community is serviced by the Washington County Public School system, with nearby institutions like Hickory Elementary and Williamsport High School supporting local families. The proximity to Meritus Medical Center also ensures that healthcare services are within easy reach.

Lakeside Village offers a range of services designed to support a functioning residential community. The management, Lakeside Associates LLC, oversees the daily operations and long-term maintenance of the park's infrastructure. While the primary service is the rental of residential lots, the park provides several essential utilities and community-wide supports to ensure a standard of living that meets the needs of its diverse population. From maintaining common areas to providing accessibility features, the service goal is to create a seamless living experience for the 553 households within the community.

  • On-site professional management located at the Alcott Road office for resident inquiries and support.
  • Maintenance of shared community infrastructure, including the internal road network and public sewer connections.
  • Provision of wheelchair accessible features, including accessible entrances and designated parking areas.
  • Pet-friendly residential policies, specifically allowing for dog ownership within the community guidelines.
  • Access to community-wide facilities, including a fitness area and a community room for events.
  • Regular lot rent billing and administrative services to facilitate long-term residency.
  • Snow removal and seasonal maintenance for major community thoroughfares to ensure winter accessibility.

The features and highlights of Lakeside Village are focused on creating a "true community" feel. The park's layout is designed to feel less like a temporary stop and more like a permanent neighborhood. Many of the individual homesites are set on generous lots that allow for personal landscaping and outdoor living spaces. The architectural style of the homes, often ranch or rambler style, provides single-story living that is highly sought after by seniors and those with mobility considerations. The inclusion of modern amenities within many of the manufactured homes—such as large kitchens and master suites—further enhances the residential appeal.

  • Expansive 110-acre park setting with over 550 individual home sites.
  • Strategic location near the I-70 and I-81 corridors, perfect for commuters across the region.
  • Community clubhouse and a 1,000-foot community room equipped with a warming kitchen for resident use.
  • On-site fitness center designed to support a healthy and active lifestyle for residents.
  • Outdoor community swimming pool, historically offering a space for summer recreation.
  • Wheelchair accessible entrance and parking lots to accommodate residents and guests with disabilities.
  • Wooded and landscaped common areas that contribute to a scenic and tranquil atmosphere.
  • Pet-friendly environment that welcomes dogs, making it a home for the whole family.

What is worth choosing about Lakeside Village is the opportunity it provides for affordable homeownership in a prime Maryland location. In a housing market that is increasingly difficult to navigate, Lakeside Village offers a path to owning a home for a fraction of the cost of traditional real estate. This makes it an excellent choice for those looking to build equity without the overwhelming debt often associated with standard mortgages. The sheer scale of the community means there is a sense of permanence and stability that smaller parks may lack, backed by decades of history in the Hagerstown area.

Furthermore, the convenience of the location cannot be overstated. For a Maryland resident who works in Frederick or even across the border in Pennsylvania, living at the "Hub City" intersection provides a strategic advantage. You are choosing a community that puts you at the center of everything Washington County has to offer—from the retail energy of the Valley Mall to the historical charm of downtown Hagerstown. While it is important for every prospective resident to do their research and understand the lot rent structures and community guidelines, Lakeside Village remains a significant and viable option for those seeking a friendly, accessible, and cost-effective way to live in Western Maryland.

Do not move here, do yourself a favor and look elsewhere! The water gets shut off all the time. You will go hours unexpectedly without it. There have been no upgrades to the park to benefit the people who live in it. The sidewalks are the same sidewalks that we put in when this community was built. There are lots that have no gravel, that they are supposed to maintain. I’ve seen kids ruin their bike tires in that driveway. There is a huge cat colony here. Our neighbors like to release their cats without having them spayed or neutered so if you don’t like cats, this is not the place for you. In the winter nine times out of 10 the roads will not be plowed, and if they are, it is done very haphazardly they do not tend to take initiative to get salt down before big incident occur. If you rely on clear pavement to get to work, don’t count on it. The rent has doubled since I’ve moved here, and the only accommodation we get is the lot. They will sit here and try to sell you that you can use the pool and the fitness area… But we didn’t have a lifeguard for two or three years now. Just do your research, and don’t let them sell you a scam.

Lot rent current $625/month. That rent is raised approx $30 every year. The swimming pool hasn’t been opened for the last 2-3 yrs because they can’t keep a lifeguard. You are responsible for paying for tree trimming etc on your rented lot. They do not help when there is a neighbor or park issue.

Worse place possible to live, for the amount you pay on lot rent you get NO kind of amenities, it’s not well maintained, pool is NEVER open, and the water is always shutoff due to repairs, when they supposedly a couple years back fixed all the water mains, just a joke of a place.

I have lived here 7 years, and although no major issues, recently I had a little trouble covering my rent and was late. I got the yellow notice (fair enough) but the issue was it was issued AFTER I paid rent. I don't think the girls in the office are the problem, as the real issue is a greedy regional manager named Mary. If this place were under different ownership, I think things would be different.

Your residents have been without WATER FOR OVER 3 DAYS!!! That is BEYOND unacceptable!!!! Rent raises every year. My Grandma gets hassled for a tiny bit of green on her siding when you have trailers sitting unoccupied, tore up and looks like straight TRASH. Don't ever move here!!! They do NOT care about their residents at all.
