Mariner's Cove Introduce

For Delaware residents seeking a blend of coastal beauty and affordable community living, Mariner's Cove in Millsboro stands as a premier destination. Situated in the picturesque Long Neck area, this bayside manufactured home community offers a unique lifestyle that bridges the gap between a peaceful retirement retreat and an active all-age neighborhood. As a "boater’s paradise," Mariner's Cove provides direct access to the Rehoboth Bay and Indian River Bay, making it an ideal choice for those who want the Atlantic Ocean practically in their backyard. The community is defined by its tranquil streets, friendly neighbors, and a collective appreciation for the natural wonders of the Delaware coast, from the sightings of local egrets to the calming presence of the nearby water.

Living at Mariner's Cove means joining a neighborhood where residents take pride in their surroundings. While the community is often categorized as a retirement destination due to its quiet atmosphere and social clubhouse, it welcomes a diverse range of residents who value a secure and engaging environment. The sense of belonging here is palpable, with many long-term residents having lived in the neighborhood for decades. Whether you are looking for a year-round residence or a seasonal getaway to escape the inland heat, Mariner's Cove offers a relaxed, waterfront lifestyle that is becoming increasingly rare in the Sussex County real estate market.

Location and accessibility are two of the strongest advantages of choosing Mariner's Cove. The park is located at 35356 Sussex Ln # 1, Millsboro, DE 19966, USA, positioned strategically off Long Neck Road. This location places residents just ten miles from the Atlantic coast, offering a short 30-minute drive to the famous Rehoboth Beach boardwalk. Accessibility has been a key focus for the community infrastructure, featuring wheelchair-accessible entrances and a wheelchair-accessible parking lot to ensure all residents and guests can navigate the common areas with ease. For local boaters, the location is even more advantageous; it is often quicker to reach Dewey Beach by water than by car, allowing for spontaneous afternoon trips across the bay. Additionally, essential shopping, dining, and healthcare services are located just minutes away in the rapidly growing town center of Millsboro.

The services offered at Mariner's Cove are designed to support a maintenance-free and social lifestyle. The community is professionally managed on-site, providing residents with peace of mind and a direct point of contact for any property needs. Understanding the modern needs of Delaware families, the community accepts various payment methods, including debit cards, for administrative fees or site rent. For those looking to move into the area, the on-site management team often assists with information regarding available mobile home rentals and sales, ensuring that the transition into the community is as smooth as possible. Regular maintenance of the common grounds, including the pool and clubhouse, ensures that the neighborhood's amenities are always ready for use.

  • On-site professional management team available Monday through Friday for resident support.
  • Community-organized activities and a regular social calendar to foster neighborly bonds.
  • Professional maintenance of all community facilities, including the pool, clubhouse, and fitness center.
  • Boat storage and trailer parking available for a small fee, perfect for water sports enthusiasts.
  • Trash removal and general common area upkeep to maintain the neighborhood's aesthetic appeal.
  • Assistance with home sales and rentals through the community's administrative office.
  • Security and safety measures, including neighborhood watch programs and well-lit common areas.

Features and highlights of Mariner's Cove center around its spectacular waterfront setting and recreational facilities. The community boasts an impressive array of amenities that encourage an active outdoor life. The outdoor swimming pool serves as a central hub during the warm summer months, while the clubhouse provides a year-round space for meetings, billiards, and social gatherings. For the fitness-minded, a state-of-the-art exercise room eliminates the need for a separate gym membership. Most notably, the community features a private boat dock and ramp, allowing residents to indulge in fishing, crabbing, and boating with unparalleled convenience. The streets are designed to be golf-cart friendly, reflecting the laid-back, resort-style atmosphere that many Delawareans seek in a coastal community.

  • Private boat dock and boat ramp providing direct access to the Rehoboth and Indian River Bays.
  • Expansive outdoor swimming pool with a sundeck, perfect for family fun and relaxation.
  • Modern fitness center equipped with updated machinery and free weights.
  • Clubhouse and community center for resident events, billiards, and shuffleboard.

If you are interested in exploring the lifestyle at Mariner's Cove or checking on the current availability of homes, you can reach the management office by phone at (888) 509-1652. For those using a mobile device or seeking immediate contact, the number remains +1 888-509-1652. The physical office is located at 35356 Sussex Ln # 1, Millsboro, DE 19966, USA. Potential residents are encouraged to schedule a tour to see the canal-front views and clubhouse facilities firsthand. Given the high demand for waterfront manufactured housing in Sussex County, calling ahead to inquire about upcoming listings is always a recommended first step.

What is worth choosing about Mariner's Cove is the incredible value of waterfront living without the high price tag of traditional coastal real estate. It is worth choosing for the sense of community that only a established neighborhood can provide—where neighbors know each other and social events are a regular part of life. For Delaware residents who love the water, the private boat ramp and canal-side homes offer an "active adult" lifestyle that is both engaging and peaceful. While the proximity to the bay means residents should be aware of occasional street flooding during heavy storms, the trade-off is a front-row seat to the best of Delaware’s natural beauty. Choosing Mariner's Cove means choosing a life where you can spend your mornings on the water and your afternoons by the pool, all within a friendly, secure, and well-managed community.

I have lived here for 14 years. And enjoyed 2 homes I this neighborhood. I read the reviews that people posted. The flooding. Yes, it does happen in the streets, but you are living on the bay people!! Right next to the water. What are you expecting sunshine every day? I’ve lived in Virginia Beach and that place flooded when it rained. Some homes could stand updating, but fir the most part the people try and keep their place nice. It’s hard sometimes especially when you are only there part time. The people are friendly and nice. It’s very quiet. I read a review and they said about loud music! I’ve never heard loud music. The wife and I love this place and we have had 3 friends buy places within this community and they love it also.

Great place to live or have a summer home! My friends have a place here and they absolutely love it! A dock spot is great for parking your boat or floating into the bay close by! It's directly across the street from a pub that has plenty of entertainment and a little market. Only 4 miles away from big stores and grocery/gas outlets.

I don't know what to say about the reviews and the lovely homes, quiet, family friendly. It's a trailer park with a handful of nice homes depending on the street. If you like being flooded in when it rains then this is the place to come. Management does nothing to enforce the rules, you put up with a lot of BS living here and no help from management. I did live here but moved because we got tired of all the loud music, speeding up and down the street, homes not kept up, and who cares lets party attitude. Do not recommend this community. PS one review states good security----there is NO SECURITY only neighborhood watch which is not effective need to call police.

A quiet place off Long Neck Rd. With fabulous views of the Rehobeth Bay and easy access for boaters right from the house thanks to many canals and waterways. Herons and egrets are common sights while the piping plover that nested in my friends yard is quite rare. Get up early for amazing sunrises!
