Rehoboth Shores Introduce
For those seeking a more affordable way to enjoy the coastal lifestyle of Southern Delaware, Rehoboth Shores represents a significant option in the Sussex County real estate landscape. Situated in the Long Neck area of Millsboro, this established mobile home community and rental agency caters to a diverse demographic, from year-round residents to seasonal vacationers looking for a base near the water. Unlike the high-priced coastal towns of Rehoboth Beach or Lewes, Rehoboth Shores offers a path to homeownership or long-term rental that prioritizes accessibility and outdoor recreation. The community is defined by its proximity to the inland bays, making it a hub for boaters, anglers, and families who want to be near the Atlantic without the high-density traffic of the main beach highways.
As a gated community, Rehoboth Shores maintains a level of exclusivity and privacy that is often missing from other manufactured home parks. The neighborhood is structured into various sections, each offering different views and proximity to the water. Some areas are known for their quiet, tree-lined streets, while others offer direct sightlines of the marshes and tributaries that feed into the Rehoboth Bay. The community has long been a fixture of the Long Neck peninsula, growing alongside the region's development. While it retains a traditional "Slower Lower" Delaware vibe, recent updates to common areas and the addition of modern conveniences have helped it adapt to the needs of a new generation of coastal residents.
Location is a primary driver for interest in Rehoboth Shores. The community is located at 26335 Goosepond Rd., Millsboro, DE 19966, deep within the Long Neck peninsula. This location places residents right on the southwestern edge of the Rehoboth Bay and just north of the Indian River Bay. For locals, this means having "the best of both worlds"—quiet bayfront living with the ability to reach the boardwalks and Atlantic beaches within 20 to 30 minutes. Accessibility is straightforward via Route 24 and Long Neck Road, two of the main arteries serving the region. The community features wheelchair-accessible entrances and parking lots, ensuring that the facility is navigable for residents of all mobility levels.
For those who rely on marine travel, the accessibility of the water is unparalleled. The community is designed with a heavy focus on the boating lifestyle. Having a private marina on-site means residents can launch their vessels directly into the bay, avoiding the long lines and fees associated with public boat ramps. Furthermore, the local area of Millsboro has seen a massive influx of retail and dining options in recent years. Residents are just minutes away from grocery stores, pharmacies, and various local restaurants, making it a convenient location for both full-time living and weekend getaways.

What makes Rehoboth Shores worth choosing for many Delaware residents is the unique value proposition of waterfront access at a mobile home price point. In the current real estate market, finding a community that offers a private beach, a pool, and a boat ramp for a fraction of the cost of a traditional shoreline home is increasingly rare. For the avid fisherman or crabber, the ability to walk from your front door to your boat slip is a luxury that typically costs millions in other parts of the county. The community also boasts an "all-ages" status, making it a welcoming place for young families who want their children to grow up with the freedom of outdoor bay life, as well as retirees looking for a low-maintenance coastal retreat.
The on-site amenities, specifically the community store, add a layer of convenience that residents truly value. Having a local spot to grab a meal or essential supplies without leaving the gates makes the community feel self-contained and cozy. Additionally, the recent renovations to the marina and the addition of floating docks show a commitment to maintaining the property’s value and appeal. While it is important for potential residents to do their research on specific areas of the park to find the street that best fits their lifestyle, the overall combination of amenities, security, and supreme bay access makes Rehoboth Shores a standout choice for those looking to live the Delaware beach dream on a realistic budget.

Lower lot rent than some communities but you get what you pay for. There have been several murders in Rehoboth Shores and there's lots of junkies living there. My son's friend used to be a heroin user and he said that's where he would always go to buy some. I think it makes a difference what area of the community you live in as some parts are better than others. I would do your homework before buying or renting here.
Nice family oriented place. There’s a great little store with food service. Chicken strips are delicious. It is a gated community so there no public access.
Visited a friend in the development and apon leaving my truck slid on ice and buried in the community ditch. Every time IVisit this community, they never do anything to clear the roads from snow, they do not salt, and they had told me that my truck getting stuck was not their problem. But the front office was clear, salted and non icy. This is absolutely ridiculous, for anyone living here. And not to mention I was being yelled at my residents driving by when I was getting towed out of the ditch. The people who run this park is a joke and do not know how to operate this community for residents safety and respect.
I lived there and I loved it! Super convenient, but also away from the ruckus of the main road. Rehoboth was 12-15 minutes away, but I could go to local stores if I did not feel like driving that far. It is a gorgeous neighborhood with respectful staff! The staff was always very nice and security patrolled like clock work to make sure the neighborhood was safe. I especially enjoyed the cute little private beach in the back of the community. After a long day of work in the summer I took a dip here and there. With the units, I would say look for an all electric setting so that you do not incur the high gas costs. I also had FIOS, so I was satisfied especially with the fact that other places I've lived did not offer fits at all! The only drawback for me was winter. The snow was a beast. The community is somewhat off of the main road and we did not always get proper plowing in the community. However, many of us banded together to help each other out and we did have local trucks come through so that we were not completely stuck. I would definitely rent again if I were to move back to DE.
4 years leaving here and I have to say that is very nice and secure place... Good security, they drive around to the park many times durant the day.. They have a gate and cameras on the entrance . I never had any problems with my neighbors... Everyone take care their own business.. I rent the trailer from Rehoboth Shores and They do a inspection every three months and it's nice because makes everybody keep your own house nice and clean inside and outside...Lately the trash pick up is being late but I think is because of the end of the season..
