Marsh Run Introduce

Marsh Run is an established manufactured home community located in Bealeton, Virginia, serving as a vital source of affordable housing in the rapidly growing Northern Virginia region. Nestled in Fauquier County, this mobile home park offers a balance between rural tranquility and suburban convenience. It is designed for individuals, families, and commuters who are looking to build equity through homeownership at a fraction of the cost of traditional stick-built houses. The community is characterized by its spacious layout, mature landscaping, and a variety of residential units ranging from cozy pre-owned models to expansive new double-wide homes.

For many residents, Marsh Run represents an opportunity to live in a "friendly neighborhood atmosphere" while remaining within a reasonable distance of major employment hubs in Washington, D.C., Manassas, and Warrenton. The park management emphasizes a community-centric lifestyle, providing facilities that encourage outdoor activity and neighborly interaction. Whether you are a first-time homebuyer or looking to downsize in a scenic part of the Virginia Piedmont, Marsh Run provides a structured environment with professional sales staff available to help navigate the complexities of manufactured home financing and site leasing.

Location and accessibility are among the top reasons Virginia residents choose Marsh Run. The community is situated at 11734 Coffman Circle in Bealeton, directly off Route 17 (Marsh Road). This strategic placement offers unparalleled access to major transportation corridors, including Route 28 and Route 29, which connect residents to the rest of the state. For those who work in the Northern Virginia area, the park serves as a peaceful retreat that avoids the extreme congestion of the immediate D.C. suburbs while keeping essential commutes manageable.

Accessibility within the community is also a priority. The park features a wheelchair-accessible entrance and a wheelchair-accessible parking lot at the community office, ensuring that all residents and visitors can navigate the administrative areas with ease. Locally, Marsh Run is just a few minutes' drive from the Bealeton Village Center and Liberty Station, where residents can find grocery stores, pharmacies, and local dining options. Families living here also benefit from being within the Fauquier County Public School District, with schools like Mary Walter Elementary and Liberty High School located just a short distance away.

Marsh Run is known for offering a comprehensive suite of services and professional management intended to maintain the quality of the residential experience. The management team oversees the daily operations and infrastructure of the 100-plus acre property. Key services offered to residents include:

  • Professional Sales and Leasing: On-site staff help prospective residents find move-in-ready new models or pre-owned homes that fit various budgets.
  • Infrastructure Management: The park provides the necessary connections for public sewer and community water systems to each residential lot.
  • Waste Disposal: Weekly trash removal is included as part of the lot rent, helping to keep the neighborhood clean and sanitary.
  • Community Maintenance: Management handles the upkeep of common areas, including the landscaping of shared grounds and the maintenance of internal roadways.
  • Online Communication: A free Wi-Fi hotspot is available at the community office for resident use, and management uses digital tools to facilitate payments and announcements.
  • Planned Community Activities: The park hosts year-round events designed to bring neighbors together and foster a strong sense of community spirit.

The highlights and features of Marsh Run set it apart from many other manufactured home parks in the region. The community offers a variety of recreational amenities that cater specifically to families and active individuals. These highlights include:

  • Sparkling Swimming Pool: A large in-ground community pool is available for residents to enjoy during the warm Virginia summer months.
  • Multiple Playgrounds: The park features two separate playgrounds equipped with swings and play structures, making it a "good for kids" environment.
  • Sports Facilities: Residents have access to a basketball court and a baseball field for local recreation and exercise.
  • Community Clubhouse: A central clubhouse with a kitchen is available for residents to host private events or participate in community gatherings.
  • Fishing Ponds and Picnic Areas: The grounds include scenic fishing ponds and a designated picnic area complete with tables and barbecue grills.

Marsh Run is worth choosing for residents who want to maximize their quality of life without sacrificing their financial stability. In an area where traditional home prices often exceed the reach of average earners, this community provides a factual path to homeownership. It is particularly appealing to those who value a "quiet and peaceful" environment; while the park is large, it maintains a sense of privacy and safety that is highly rated by many long-term tenants. The inclusion of premium amenities like a swimming pool and basketball courts provides a resort-like feel that is often absent in more budget-oriented mobile home parks.

Furthermore, the park's location in Fauquier County offers a higher standard of living with access to excellent schools and beautiful natural parks like C.M. Crockett Park. While some residents have noted challenges regarding water consistency and communication, the overall value proposition of living in a 4-bedroom home for a fraction of the cost of a Northern Virginia apartment is a powerful motivator. For anyone looking for a "best-of-both-worlds" scenario—rural charm and modern community amenities—Marsh Run stands as a top choice in the Bealeton area. The professional management and the ongoing commitment to providing quality manufactured housing ensure that this community remains a cornerstone of the Fauquier County housing market.

The neighborhood is nice for the most part, it’s pretty quiet and there isn’t much happening. However, there is a constant issue with the water. They randomly cut the water and don’t turn it back on until sometimes a day or two later, and the water isn’t the cleanest. That isn’t necessarily a problem if you don’t rely on the tap water for drinking, but it is when there are several boil water advisories every couple of weeks and can’t use it at all.Don’t think they’ll send out announcements to the community about anything btw, communication with management is pretty much nonexistent and you can only wait and see what happens.

Decent community but has multiple problems. Neighbors are rude, pets run free and unleashed, multiple stray cats roaming around and getting under trailers, constant water outages with no warning or updates, loud and speeding vehicles at all times of the day/night, and lot rent is almost $1,000.00. This community nets atleast $2 million a year in lot rent alone and makes no improvements. Seriously needs some work to bring things up to standard or the community will continue to decline

Very nice, homes are kept very neat and the grounds are well maintained. Some homes are on the older side but that's to be expected. There are play grounds, swimming pool for summer, basketball court and a large open well maintained playing field for soccer. All in all a nice neighborhood.

Stacy is VERY unprofessional and rude to her tenets especially the elderly. Lot rent is almost $900 a month. All you hear all day and night is cars with loud pipes and loud base speeding up and down the road. There's no point in calling "management" because nothing is done about it. I highly suggest you go elsewhere!
