Murray Manor Manufactured Home Community Introduce

For Delaware residents seeking an established residential environment in New Castle County, Murray Manor Manufactured Home Community offers a unique blend of suburban convenience and managed neighborhood living. Located in the popular 19808 area of Wilmington, this community is designed for those who want the independence of a stand-alone home without the high price tag of traditional stick-built real estate. As one of the more expansive manufactured home parks in the region, it provides a variety of housing options, from cozy two-bedroom units to spacious three-bedroom floor plans that rival modern ranch-style homes in size and comfort.

The community is known for its "park-like" setting, featuring mature trees, paved streets, and landscaped common grounds. Managed by RHP Properties, Murray Manor emphasizes a family-oriented atmosphere where professional staff handle the daily operational responsibilities. This allows residents to focus on their personal lives while knowing that community standards are being monitored. Whether you are a first-time homebuyer looking to build equity or a retiree interested in downsizing to a single-level residence, Murray Manor provides a stable home base within minutes of the state's largest city.

Location and accessibility are two of the primary reasons residents choose Murray Manor. Situated at 5600 Old Capitol Trail, the community is nestled in the Pike Creek Valley area, just seven miles from Downtown Wilmington. For commuters, the location is ideal, providing quick access to major roadways such as Route 2 (Kirkwood Highway), Route 7, and I-95. This connectivity makes it simple for residents to travel to nearby hubs like Newark, the University of Delaware, or across the border into Pennsylvania and Maryland.

The community is also highly accessible for those with mobility considerations. The grounds are designed with wheelchair-accessible entrances and dedicated wheelchair-accessible parking lots at the main office and community centers. Public transportation is readily available, with DART First State bus routes frequently serving the Old Capitol Trail area. Within a short drive, residents can reach popular local landmarks including the Delaware Art Museum, Brandywine Creek, and major retail centers like Target, Home Depot, and the Christiana Mall, ensuring that all life's necessities are within reach.

Murray Manor is structured to provide a comprehensive living experience through a variety of on-site services. These offerings are designed to streamline household management and provide residents with essential support:

  • On-site management and maintenance teams available during business hours to address community concerns and service inquiries.
  • Comprehensive lot rent that typically includes water, sewer, and weekly trash and recycling removal.
  • Basic cable television and internet service often integrated into the monthly community fee for streamlined billing.
  • Home brokerage services through Bayshore Home Sales, assisting residents in buying or selling manufactured homes within the park.
  • On-site security measures and regular property patrols to maintain a safe and orderly environment.
  • Maintenance of common areas, including professional landscaping and snow removal on community-owned roads.
  • Flexible payment options, including the acceptance of debit cards for administrative fees and rent payments.

What is worth choosing about Murray Manor is the opportunity to own a home in a premium Wilmington location at a fraction of the cost of traditional housing. For local Delawareans, the community offers a path to homeownership that includes the benefits of a managed neighborhood. One of the standout factors is the "turn-key" nature of many available homes; with updated HVAC systems, new roofs, and modern skirting, these properties are often move-in ready, making them an excellent choice for those who want to avoid the stress of extensive renovations.

Furthermore, the social fabric of the community is a significant draw. Residents often highlight the peaceful nature of the neighborhood and the active lifestyle enjoyed by those who live there. The inclusion of utilities like water, sewer, and even basic cable in the monthly fee provides a level of predictability in living costs that many find attractive. Choosing Murray Manor means choosing a community that has served the Wilmington area for decades, offering a reliable, accessible, and family-oriented environment. Whether you are looking for your first home or a place to enjoy your retirement, Murray Manor remains a top-tier choice for manufactured housing in Delaware.

Hello,Today, and on several previous occasions, the garbage man has been yelling and speaking to me in a very uncomfortable manner, asking me to take out the trash when he is about 20 feet away or when he sees me getting out of my car or entering my home. This happens even when my trash bin is not full. His body language and the way he addresses me make me feel harassed, especially since it only happens when I am alone and specially coming from a man makes more uncomfortable. I believe all residents should feel safe in their community.I have never had this problem before, so I called the office to inform Valerie about what is happening. However, her only response was that I must take out my trash before 7 a.m. and that only two bags are allowed. I explained that my husband and I always try to take out the trash the night before, but that is not the main issue. The problem is that this man is making me feel harassed every time he drives around and sees me alone. If this continues, I will have to call the police to stop the yelling and screaming every time he sees me. Also I have cameras and proof of what’s going on.

Terrible management, I been living here for 4 yearsNeighbors have work trucks can’t even park they take over all the visitors parking plus our usual parking lots. plus my nosy neighbors also puts her trash cans right in front of my car and doesn’t respect at least our space where we park even if they take over the whole Parking lot and well last but not least they just became residence they were not even the owners since started living here 4 years ago and this been going on since 4 years ago. I have asked Valerie and management about this problem since last summer , nothing gets done they don’t explain or inform anything very rude and plus they make you feel like if residence are always wrong, I honestly wish this review gets to corporate and no I’m not staying quiteI pay my rent and try to live better to make the neighborhood better and plus have to deal with noisy neighbors and people who don’t care about respecting your space and privacy. TERRIBLE !!!!! Hopefully corporate change her for a new manager , someone that can at least explain and do things right and be more polite and with have good manners. Also she call the police on me with the neighbors who were not even residence saying that I was the making problems over the parking lots. how unfair this is after doing everything right since day one and others don’t.

Very unsatisfied with management at the office. My neighbor had a car parked in front of her home. They came to my door and harassed me about the car being there, “when it was not mine”. Weeks later a car parked in front of my house. When I called them they said,“there is no certain place to park”. Anyone can park in front of your home and you have to park somewhere else to get to your own home.My neighbors shed has been on my property since I moved in 2 yrs ago. They said they would move it. Still waiting for them to move it. Don’t bother with management they are not here to help!

The new company that took over Murray Manor is horrible! I bought my home here 2 years ago believing it was still the family run park and literally after I signed the lease they tell me park has been sold. My rent has increased 2 times and not by just a couple dollars. The office personel are liars and instead of investigating complaints to see if they are real and not made up stories by an ignorant neighbor they simply issue warning slips. There is 0 talking to the office manager. I was told 1 thing and the opposite is done. Do not move here if you are a hard working, quiet, friendly, keep to yourself person.......you'll only be setting yourself up for drama
