Nis Hollow Estates Introduce

Nis Hollow Estates is an established manufactured housing community that offers residents a blend of rural tranquility and suburban convenience. Situated in the picturesque Appalachian Mountain region of Lehighton, Pennsylvania, this mobile home park provides an affordable path to homeownership for families, working professionals, and retirees alike. The community is designed to harmonize with its natural surroundings, featuring gently rolling hills and a wooded backdrop that creates a "laid-back" atmosphere far removed from the noise of major metropolitan hubs. For many Pennsylvanians, Nis Hollow Estates represents a chance to enjoy the "small town living" rules in a managed environment that prioritizes safety and neighborhood stability.

The park is characterized by its pastoral setting and a strong sense of community pride. Many residents are drawn to the location because it allows for a quieter lifestyle while remaining part of the vibrant Lehigh Valley region. As a land-lease community, Nis Hollow Estates provides a structured environment where homeowners can focus on their individual properties while the professional management handles the broader infrastructure and shared community spaces. Whether you are looking for a permanent residence or a quiet place to transition into a new chapter of life, this estate offers a welcoming environment where neighbors often become long-term friends.

Location and accessibility are among the top advantages of living in Nis Hollow Estates. The community is located at 312 Lower Nis Hollow Dr, Lehighton, PA 18235, placing it firmly within Mahoning Township and the Lehighton Area School District. Its proximity to Route 209 and Route 443 ensures that residents have quick access to local shopping centers, medical facilities, and dining options. For those who commute or enjoy weekend trips, the community is approximately 12 miles from the heart of the Poconos and 77 miles from Philadelphia, making it a viable location for those who want mountain views without sacrificing access to major Pennsylvania cities.

Accessibility within the park has been carefully considered to accommodate all residents. The community features a wheelchair-accessible entrance and a wheelchair-accessible parking lot at the management office and common areas. While the community feels tucked away in the woods, the main roads leading to and through the park are paved and maintained to ensure year-round access, including during the winter months when snow removal is a priority. The layout of the park encourages outdoor activity, with many sites offering enough space for private yards and off-street parking for multiple vehicles.

Nis Hollow Estates provides a range of essential services designed to make daily life easier for its residents. The management team is on-site to handle administrative tasks, lease agreements, and maintenance of common facilities. One of the key benefits of living in a managed community like Nis Hollow is the inclusion of several municipal-style services within the monthly lot rent, which simplifies household budgeting and ensures a consistent standard of living across the park.

  • On-site professional management to oversee day-to-day operations and assist with resident inquiries.
  • Dedicated trash collection and recycling services included in the monthly lot rent.
  • Common area maintenance, including the upkeep of the community pond, pavilion, and playground.
  • Professional snow removal on community-maintained roads to ensure winter accessibility.
  • Submetered water services and private septic maintenance to ensure utility reliability.
  • Assistance with the home buying and financing process through partnerships with manufactured housing lenders.
  • Regular landscape maintenance of the park’s shared green spaces and flowering entrance.

The features and highlights of Nis Hollow Estates set it apart as a premier choice for manufactured living in Carbon County. The community's "pastoral" design makes the most of the local geography, offering recreational features that are rarely found in traditional neighborhoods. From a private fishing pond to dedicated spaces for children to play, the park is designed with family life in mind. The quiet, wooded setting also provides a natural buffer that makes the community feel private and secure.

  • Private community pond stocked for fishing, providing a relaxing spot for residents to enjoy the outdoors.
  • Large picnic pavilion and designated grilling areas for community social events and family gatherings.
  • Full-sized outdoor basketball court and a well-maintained playground for children and active residents.
  • Pet-friendly environment that welcomes responsible pet owners and their furry companions.
  • Stunning views of the surrounding Appalachian hills and frequent sightings of local wildlife.
  • Close proximity to the Lehigh Gorge Scenic Railway and numerous hiking trails in the Poconos.
  • On-site storage options and electrified sheds available at many individual home sites for extra convenience.

I've only been there during the day. I'm planning to live there soon.waiting approval from management. Which seems ridiculously excessive for such a place. But this is a new world we live in. The park itself is seems pleasant. Small Town living rules apply,I'm guessing. Can't comment on the conditions there yet. Like water or noise or whatever have you. I'm sure once I move in and live there for awhile, I'll be able to give an honest opinion of conditions there. As of now, all I can say is the park appeals to me. It's off in the woods, quiet and laid back. Looking forward to the experience.

New property management company is spending some serious money to turn this place back into a community. Lot rent is very cheap and the neighborhood is fantastic as a result!
