Pattersonville Mobile Homes Introduce

For residents of the Mohawk Valley searching for cost-effective housing solutions, Pattersonville Mobile Homes represents a long-standing option in the Amsterdam area. Located in Montgomery County, this mobile home park caters to individuals and families who are looking for the simplicity of manufactured home living. In the current New York real estate climate, where traditional home prices and apartment rents continue to climb, communities like this one provide an alternative for those prioritizing low monthly overhead. The park offers a residential setting that blends the rural charm of the Amsterdam outskirts with the convenience of being situated along a major state thoroughfare.

Pattersonville Mobile Homes is characterized by its quiet atmosphere and straightforward layout. Many local users are drawn to the park because it offers a smaller, more intimate community feel compared to the massive corporate-owned manufactured home resorts found in other parts of the state. As a park that has served the 12010 zip code for years, it has become a familiar landmark for those traveling between the city of Amsterdam and the surrounding townships. The community serves a diverse demographic, ranging from first-time homeowners to retirees who appreciate the minimal maintenance required by mobile home living.

Pattersonville Mobile Homes is conveniently located at 241 NY-5S, Amsterdam, NY 12010, USA. This location is one of the primary reasons local residents consider the park. Situated directly on New York State Route 5S, the community offers excellent connectivity to the rest of the region. Route 5S is a major east-west artery that runs parallel to the Mohawk River and the New York State Thruway, providing a scenic yet efficient route for commuters heading into downtown Amsterdam or toward Schenectady and the Capital District.

Accessibility is a strong suit for this location, as it allows residents to enjoy a semi-rural lifestyle without being isolated. The park is just a short drive from the shopping centers, medical facilities, and restaurants located in the heart of Amsterdam. Furthermore, for those who enjoy the outdoors, the proximity to the Erie Canalway Trail and the Mohawk River provides ample opportunities for weekend recreation. For locals who work in the surrounding industrial parks or retail corridors, the commute from Route 5S is generally reliable, even during the winter months when New York Department of Transportation crews prioritize keeping this state route clear.

  • Leasing of residential lots for privately owned manufactured homes, allowing for a permanent home base.

  • Administrative services regarding lot lease agreements and community guidelines for residents.
  • Maintenance of common areas to preserve the general appearance of the community.
  • Waste management coordination to help keep the neighborhood clean and hygienic for all families.
  • Competitive lot rent pricing, which has been noted by residents as being approximately $350, making it one of the more affordable options in the region.
  • A quiet and peaceful environment away from the high-traffic noise of the city center.
  • Direct frontage on Route 5S, providing easy entry and exit for residents and visitors alike.
  • Off-street parking areas at individual home sites, reducing congestion within the community.
  • Close proximity to the amenities of Amsterdam, NY, while maintaining a rural Montgomery County feel.
  • A variety of home styles, ranging from older, budget-friendly units to more modern manufactured homes.

If you are interested in viewing available lots or speaking with the management regarding residency requirements, it is recommended to contact the park directly. When determining if Pattersonville Mobile Homes is worth choosing for your next move, the primary factor to consider is the significant cost savings on lot rent. In a region where housing expenses can consume a large portion of a household budget, the low monthly lot fees at this park allow residents to put more of their income toward other priorities. It is an ideal choice for the "DIY" homeowner who is comfortable managing their own interior repairs and is looking for a low-cost entry into the housing market. The quiet nature of the park makes it a suitable retreat for those who value privacy and a slower pace of life.

However, as with any real estate decision in New York, it is imperative for local users to conduct thorough due diligence. Prospective residents should personally inspect the water pressure and utility functionality of any specific unit they intend to rent or purchase. Engaging a professional inspector to check for issues like mold or structural integrity is a wise investment. By being an informed consumer and asking detailed questions about the lease terms and maintenance responsibilities, you can determine if the value offered by the park's location and pricing aligns with your personal standards and needs. For those who find the right unit, Pattersonville Mobile Homes offers a functional and accessible home base in the beautiful Mohawk Valley.

If I could give zero stars I would. I would not rent from this landlord, he scammed me knowing this was my first home. When i first moved in March 2023 there was a water pressure issue. The landlord was aware and had the maintenance man put in an extra water tank in the house thinking that would resolve the water pressure...it didn't and I said I would wait for warmer weather and be patient till it gets warm so the maintenance people can go outside and look at things so it's not so cold when they work....well warmer weather came. I was ignored and chose to have a plumber come out on my own accord. I was explained that the issue is with the curb in the park and also needed a new well pump. I told the landlord the issues and told him if he couldn't cover the cost I would. The landlord refused to fix it and refuses to let me fix it and instead wants to evict me in February 2024. Mind you I have had no true running water and at a Max been getting 5lbs of pressure. If I could post videos I would but I get a trickle most times and the other half of the time I have no water at all. I have to do my laundry at family members and shower at family members just so I can at least get dishes done...the water ph and acidity levels are through the roofs and my hair and teeth have much damage...do your research before renting here ...and mind he rented to me, signed a lease and also never gave me the lease back...renting out to me knowing all this about this trailer and knowing I have a small child...do not rent from here

Nice location and quiet, lot rent is cheap, ($350), but beware of what you rent/purchase. ( One trailer has mold and has been sold that way twice.) Nicer homes are overpriced.
