Pheasant Ridge Introduce

For Pennsylvania residents searching for a blend of affordability and community in the heart of the Susquehanna Valley, Pheasant Ridge offers a compelling residential option. Located in the picturesque "Red Rose City" of Lancaster, this manufactured home community is situated in one of the most culturally rich regions of the Keystone State. Known for its historic charm and deep roots in the Pennsylvania Dutch Country, Lancaster provides a backdrop that is both tranquil and full of opportunity. Pheasant Ridge caters to a diverse demographic, including families and retirees, who are looking to maximize their quality of life while maintaining a sensible budget. As a local housing provider, the community focuses on providing the benefits of homeownership with the convenience of professional management.

The community is designed to foster a neighborhood feel, with winding streets and well-maintained lot spaces that encourage residents to take pride in their homes. For many Pennsylvanians, manufactured housing represents a strategic choice in a real estate market where traditional site-built homes are becoming increasingly expensive. Pheasant Ridge provides an alternative that does not sacrifice space or comfort, featuring modern multi-section homes with open floor plans and private driveways. From the perspective of a local user, the appeal lies in the ability to live within minutes of urban amenities—like the Lancaster Central Market and various shopping centers—while still being able to return to a quiet, residential enclave at the end of the day.

Location and accessibility are primary advantages for those considering a move to Pheasant Ridge. The community is located at 209 Longwood Court West, Lancaster, PA 17603, placing it in a strategic spot within Manor Township. This location provides easy access to major regional thoroughfares, including Route 30 and Route 222, making commutes to nearby cities like York, Reading, or even Harrisburg relatively straightforward. Furthermore, the community is committed to inclusivity, offering wheelchair-accessible entrances and a wheelchair-accessible parking lot at the main community center. This ensures that the social heart of the park is available to all residents and their guests, regardless of mobility needs. The proximity to local parks, health care facilities, and the Penn Manor School District makes it a practical choice for residents at various stages of life.

  • Professional on-site management and maintenance teams to oversee community standards and infrastructure.
  • Individual utility connections for natural gas, electricity, and water, tailored for manufactured housing units.

The highlights and features of Pheasant Ridge emphasize an active and social lifestyle. Central to the community's appeal is the clubhouse, which features a community dining area and a gym designed to help residents stay active throughout the year. For families, the outdoor playscape provides a safe and engaging environment for children to play within the community. During the warmer months, the fenced in-ground swimming pool has traditionally been a favorite spot for neighbors to gather and cool off. Additionally, the community's layout includes walking paths that meander through the grounds, offering a pleasant way for residents and their pets to get fresh air and enjoy the varied birdlife that frequent the area, true to the "Pheasant Ridge" name.

What is worth choosing when it comes to Pheasant Ridge is the combination of its prime location and its commitment to community-based living. It is an excellent choice for the individual or family who wants to stay in Lancaster County but finds the soaring costs of traditional rentals or mortgages prohibitive. My friend moved there for the amenities, but there is no longer a working fitness room or pool. July is around the corner and STILL no pool. With temperatures close to 100° and soaring lot rents, seems "management " has their own agenda. Shame on you for not listening to or caring about your residents. The 1 star rating was selected because a lower score not possible.

When we moved in last August I looked forward to using the Community center to make new friends and enjoy all of the activities they told me about. My husband was excited to use the "state of the art fitness center". Turns out that the community center has been closed since long before we moved in and the state of the art fitness center is not so state of the art, dirty and has also been closed for most of the time we have lived here. We have gotten non honest answers as to when this might change and now to top it off we got our first year lot rent increase of $49.00 a month. Now we pay more for less. We are retired and it looks like we picked the wrong place to live out those golden years.

This started out to be a 5 star residential development; however there have been gaps of management over the past 10 years. There is a long list of community rules that have not been consistently enforced, leaving a shabby vibe. Residents from 20 years ago took pride in home ownership and didn’t need to be prodded to keep their property maintained. The pandemic took a toll on everything everywhere, but it’s time to stop blaming the pandemic and take responsibility. Management went into hiding during that period: residents were left with no communication and no personal contact, no way to get through to talk to someone. Gone are the days when we were invited to stop in to say hello to the new manager. Now phones are not answered , calls are not returned, rent must be paid by computer, there is confusion over when our leases are due, and rents are being raised double amounts. Many properties are being neglected and looking shabby. The road work has stopped completely and there are orange nettings around improperly repaired drains that have been there so long the color has faded to pale orange. Weeds are 5 feet tall on some properties, parking bays are cracked and crumbling, and some residents are concerned about non- residents using our facilities. There is a large feral cat population as well as indoor/outdoor cats and residents who do not clean up after their dogs. It’s all against the community rules, but management is still in hiding from the pandemic. If things improve with the latest new manager, I will be happy to upgrade this post.
