Prettyman Manor Introduce

Prettyman Manor, also frequently referred to by locals as Dover Bridge Park, is a long-standing mobile home community located in the peaceful rural landscape of Preston, Maryland. Situated on the Eastern Shore, this park provides an essential affordable housing option within Caroline County, catering to individuals and families who appreciate a quiet, slower pace of life. The community consists of approximately 80 approved mobile home sites, many of which are nestled within the scenic "Limited Development Area" of the Maryland Critical Area, offering a living environment surrounded by the natural beauty of the region.

In recent years, the community has undergone significant transitions, including shifts in management and a focus on essential infrastructure updates. While the park has faced challenges typical of older manufactured housing communities, such as the modernization of its community wastewater systems, it remains a vital residential hub. For those seeking a budget-friendly entry into homeownership in Maryland, Prettyman Manor offers a unique opportunity to live in a neighborhood where many residents have resided for decades, fostering a sense of long-term stability and local familiarity.

The location of Prettyman Manor is one of its primary draws for residents working across the Eastern Shore. The park is situated at 21269 Dover Bridge Rd #6, Preston, MD 21655, USA. It sits strategically near the intersection of Dover Bridge Road and Marsh Creek Road, placing it just minutes away from the Choptank River and the historic Dover Bridge. This location is particularly convenient for commuters, as it is only about a 10-to-15-minute drive to Easton, a major cultural and commercial hub in neighboring Talbot County. Additionally, the park is approximately 40 minutes from the Chesapeake Bay Bridge, making it accessible for those who need to travel toward Annapolis or the Baltimore-Washington metropolitan area.

Accessibility within the park is designed to accommodate various needs, featuring a wheelchair-accessible parking lot at the main entrance. The community is laid out with several internal roads, such as Marsh Creek Road and Frazier Neck Road, allowing for straightforward navigation to individual home lots. While the area is distinctly rural, it is served by the Caroline County Public School district, with Preston Elementary School located just over four miles away. Residents can enjoy the tranquility of a countryside setting while remaining within a short drive of the grocery stores, healthcare facilities, and dining options found in the nearby towns of Preston and Easton.

Prettyman Manor provides several essential services designed to support a functional residential environment. As a managed mobile home park, the facility handles the core logistics of lot rentals and community-wide utilities. The management team works to ensure that the fundamental needs of the residents are met through a variety of onsite services.

  • Lot rental services for both single-wide and double-wide manufactured homes.
  • A community-wide water system served by a shared well, providing consistent water access to all units.
  • Wastewater management via a community septic system and subsurface treatment cells.
  • Weekly trash removal services included in the standard lot rent to keep the grounds tidy.
  • On-site property management available to assist with residency applications and lot inquiries.
  • Individual metering for utilities in newer sections, allowing residents to manage their own consumption and costs.
  • Dedicated parking spaces at each residential lot, typically accommodating up to three vehicles per home.

The park features several highlights that appeal to those looking for a "no-frills," authentic Eastern Shore lifestyle. Despite the natural wear of an established community, there are specific elements that contribute to the quality of life at Prettyman Manor. The community is largely defined by its open spaces and the character of the individual homes maintained by the residents.

  • Large, spacious lots that offer significantly more room than typical urban or suburban developments.
  • Pet-friendly policies that allow residents to keep dogs, acknowledging the importance of animal companions in a rural setting.
  • A mature landscape featuring large trees and proximity to Little Creek and the Choptank River tributaries.
  • The inclusion of additional structures like Dutch barns or outbuildings on many of the larger lots for extra storage.
  • A peaceful "silent zone" atmosphere, away from the noise of major highways and industrial centers.
  • Proximity to outdoor recreation, including fishing and boating opportunities near Dover Bridge.
  • Availability of modern manufactured home models within the park, some featuring three bedrooms and two bathrooms with over 1,300 square feet of living space.

Prospective residents or those looking to purchase a home within the park should reach out to the management office to confirm current lot availability and rental rates. As the park continues its revitalization efforts, direct communication with the office is the best way to get the most up-to-date information on upcoming improvements.

What makes Prettyman Manor worth choosing is primarily its role as a stable, low-cost housing provider in a region where real estate prices continue to rise. For many, it represents the most viable path to homeownership in Caroline County. The monthly lot rent is highly competitive compared to apartment rentals in nearby Easton, providing a significant financial advantage for retirees on fixed incomes or young professionals starting their careers. The park offers the unique "ground rent" model of ownership, allowing individuals to own their physical structure while enjoying the benefits of a managed community.

Furthermore, the "Dover Bridge" area is a beautiful part of Maryland's geography. Choosing to live here means having the Eastern Shore’s natural wonders right in your backyard. Residents often remark on the "very nice people" who inhabit the park, creating a neighborhood feel where people look out for one another. While the community is currently in a phase of transition and infrastructure repair, the underlying value of the location—central to Easton, Preston, and the Bay Bridge—cannot be overlooked. For those willing to invest in a home and join an established, quiet community, Prettyman Manor offers a practical and peaceful place to call home.

Would you like me to help you look up the current lot rent rates for Prettyman Manor or perhaps find a list of manufactured home dealers in the Preston area who can assist with moving a new unit into the park?

Up until a couple of years ago a 5 Star rating would have been pretty accurate, now the place is in bankruptcy, Provident State Bank owns it and they seem content with doing absolutely NOTHING or as close to nothing as they possibly can to maintain it.The roads are deteriorating, tree limbs are broken and hanging from trees. The ditches and culverts and are in such bad shape that anytime we get a heavy rain the streets flood. If we get two or three days of heavy rain you’ll see standing water for a week or more which has been a great breeding ground for mosquitoes. There is a large field in the back that WAS wonderful for walking dogs or just plain walking, I say was because they used to mow it three or four times every summer, not anymore. The weeds and brush are now four and five feet tall. In the morning, if you try and walk through it, you’re soaked with the dew that has collected over night not to mention all the briars. This place probably needs at least $300,000 put into it in maintenance, AT LEAST.No one cares.
