R&R Mobile Home Park Introduce
R&R Mobile Home Park, situated in the Dayville section of Killingly, Connecticut, stands as an established residential community catering to those seeking an affordable and straightforward lifestyle. As a land-lease manufactured home community, it provides a unique opportunity for individuals and families in the Windham County area to own their own home while leasing the lot upon which it sits. This model of housing is particularly popular in Eastern Connecticut for residents looking to downsize or for first-time homebuyers seeking a budget-friendly entry into the real estate market. The park is characterized by a mix of long-standing residences and newer manufactured homes, reflecting a neighborhood that has evolved alongside the growing Dayville community.
Living at R&R Mobile Home Park is centered on the concept of single-level, low-maintenance living. The community is managed by R & R MHP, LLC, which oversees the general operations and basic infrastructure of the park. While the neighborhood is primarily residential, its proximity to major local commercial hubs makes it a practical choice for working professionals and retirees alike. The park offers a quiet atmosphere where residents can enjoy the privacy of their own detached homes while benefiting from communal services like road maintenance and professional property management. For Connecticut residents, this location offers a balance between the rural charm of the Quiet Corner and the modern conveniences of developed shopping districts.
R&R Mobile Home Park is located at 75 R And R Pk, Dayville, CT 06241. Its location is one of its most significant advantages for local users. Situated just off major local thoroughfares and in close proximity to the Rhode Island border, the park is highly accessible for commuters. It is located mere minutes from Interstate 395, which serves as the primary north-south artery through Eastern Connecticut, connecting residents to Worcester, Massachusetts, to the north and New London and the Long Island Sound to the south. This makes it an ideal spot for those who work in the surrounding industrial parks or for those who need to travel frequently throughout the region.
Accessibility within the park is designed for the convenience of residents and their visitors. The park is nestled in a cul-de-sac setting, which helps to limit through-traffic and maintain a quieter environment. Most home sites feature private, often paved or unpaved driveways that allow for off-street parking. Public transportation and regional bus stops are accessible at nearby shopping centers, ensuring that even those without primary vehicles have options for moving around the Dayville and Killingly area. The community is also situated near local libraries, medical facilities, and parks, making essential services easily reachable for all residents.
- Professional on-site property management and road maintenance services.
- Public water and public sewer connections for most sites, ensuring reliable utility access.
- Regular trash and rubbish removal services included in the monthly lot fees.

The highlights of R&R Mobile Home Park revolve around its convenience and the diverse types of homes found within its borders. Some of the newer units even include central air conditioning and primary suites with private bathrooms. For outdoor space, many lots include level yards, sheds for additional storage, and private porches or decks that allow residents to enjoy the fresh air of the Quinebaug Valley.

What makes R&R Mobile Home Park worth choosing is the sheer practicality it offers in a region where housing costs can often be prohibitive. For Connecticut residents, the ability to secure a detached home with its own yard and driveway at a fraction of the cost of traditional stick-built homes is a significant draw. The park serves as an economical housing solution that does not sacrifice location; being within a five-minute drive of major shopping, dining, and Interstate 395 provides a level of convenience that is hard to match at this price point. It allows residents to maintain their independence and homeownership while offloading the more burdensome aspects of land ownership, such as well maintenance or septic system upkeep, to the park association.
Furthermore, the park’s layout—specifically the sections with newer homes and level, cleared lots—offers a sense of community that many find appealing. For those looking to downsize into a "lock-and-leave" lifestyle, the low-maintenance nature of the properties is a perfect fit. The neighborhood is known for being quiet and respectful, providing a peaceful home base while still being in the heart of one of Windham County’s most active commercial zones. Whether you are seeking a first home or a place to enjoy a simpler way of life, R&R Mobile Home Park provides the essential services and strategic location needed for a comfortable lifestyle in Dayville.

Customer Reviews
Coming into the park the first two homes are nice. Then you start seeing some real run down dumpy ones. They really make this mobile park look like you wouldn’t want to live here if you wanted to sell your home. It makes the place look run down. Then you go around the corner and you will find some new ones. For what we pay for rent, the plow job in the winter, only one car can get down at a time. For rubbish and water that’s it there’s nothing here. We do our own mowing of our lawns, shovel our driveways. If I could move my mobile home out of here today I would be gone. Sorry I ever bought in here
I’m just a chronic visitor but it’s a quiet neighborhood! Respectful neighbors and clean! In a great location.
The lawns are awful. They are lumpy, uneven, full of grubs. The lawn is mostly weeds. Takes a long time to get things done. 3 years to cut a tree down that was leaning towards my house. Mind you I asked for it to be fore we moved in, in 2018. Quit neighborhood and neighbors are nice.
My mom lives there. Very clean quiet atmosphere. Friendly neighbors all around the park. Great for taking leisure strolls. Safe
This park used to be run down and no homes but its been totally redone. It looks fantastic. The apartment building in front was also redone. The park has all new homes.
