Rodgers Mobile Homes Park Introduce
For New Hampshire residents seeking a balance between affordability and a sense of community, Rodgers Mobile Homes Park has long stood as a staple of the Nashua housing landscape. Founded in 1963, this family-owned and operated business has spent over six decades providing residents with a stable environment to call home. Situated in the scenic south-west portion of Nashua, the park is actually comprised of three distinct communities, often referred to as Park I, Park II, and Park III. These neighborhoods are designed to meet the diverse housing needs of the Gate City, offering large community lots and a focus on maintaining reasonable monthly fees in an increasingly competitive real estate market.
The atmosphere at Rodgers Mobile Homes Park is characterized by its quiet, residential feel. Unlike many large-scale corporate developments, this park remains under the continuous stewardship of the Rodgers family, which infuses the management style with a more personal, long-term perspective. Local residents often appreciate the "peaceful life" the community facilitates, noting that the management makes a concerted effort to keep the grounds orderly and the community rules fair. While it is a non-age-restricted community, the overall vibe leans toward tranquility, making it a popular choice for retirees, small families, and working professionals alike who prefer the privacy of a detached home over the shared walls of an apartment complex.
Location and accessibility are among the park's primary draws for those working or living in southern New Hampshire. The main office is located at 843 West Hollis Street, a convenient position near the Nashua-Hollis border. This location provides easy access to major commuting routes, including the Everett Turnpike, making it an ideal home base for those traveling to Manchester or across the border into Massachusetts. The surrounding area is rich with local amenities, from the shopping outlets along Route 101A to the natural beauty of the nearby Nashua River Rail Trail. Within the park itself, the layout is designed for navigability, and the management maintains a wheelchair-accessible entrance and parking at the office to ensure that all current and prospective residents can access administrative services with ease.
The services offered at Rodgers Mobile Homes Park are focused on the efficient management of a land-lease community. In this model, residents typically own their manufactured homes while leasing the lot from the park, which allows for a much lower entry cost into homeownership. The Rodgers Companies take a professional approach to utility and land management, ensuring that the essential infrastructure of the three parks is kept in good working order year-round. From managing emergency requests to facilitating the application process for new residents, the service model is built on decades of experience in the New Hampshire housing market.
- Live operator answering service available 24/7 for emergency matters when the office is closed.
- Dedicated on-site maintenance staff responsible for common area upkeep and infrastructure.
- Regular trash removal services included as part of the community management.
- Professional snow plowing and sanding of park-owned roads during the winter months.
- Assistance with the tenancy application process, including background and credit screenings to maintain community standards.
- Lot fee payment options via mail or a secure door slot at the Nashua office.
- Paved road surfaces throughout the communities to ensure smooth travel for residents.

The features and highlights of Rodgers Mobile Homes Park revolve around the benefits of detached living in a well-managed environment. Residents enjoy the significant advantage of having their own yards, providing space for gardening, outdoor grilling, and a degree of privacy that is simply not possible in high-density rental units. The park is also known for its "all-ages" policy, welcoming a diverse demographic of neighbors. Another highlight is the community's commitment to modernization; it is not uncommon to see brand-new, energy-efficient manufactured homes being installed as older units are replaced, helping to maintain the park's aesthetic appeal and property values for all homeowners.
- Spacious community lots that offer a significant "buffer" between neighbors.
- A quiet, peaceful atmosphere that is frequently cited as a major benefit by long-term residents.
- Convenient parking directly at the front door of each home, a luxury compared to city apartment living.
- Close proximity to South Nashua's major shopping centers and medical facilities.
- Access to high-quality local schools within the Nashua school district.
- Pet-friendly environment (subject to community rules and management approval).
- Fair and consistent enforcement of community rules to protect the quality of life for all residents.

For those interested in exploring residency or inquiring about lot availability within Park I, II, or III, the central office on West Hollis Street serves as the primary contact point. Please note that the office typically operates by appointment to ensure each visitor receives dedicated attention. Prospective residents are encouraged to call ahead to discuss the application checklist and current park regulations.

What is worth choosing about Rodgers Mobile Homes Park is the rare combination of family-run stability and affordability in a high-demand city like Nashua. In an era where many manufactured home communities are being purchased by national investment firms, the fact that the Rodgers family has remained at the helm since 1963 provides a level of continuity and local accountability that is hard to find. It is worth choosing for the person who wants to own their own four walls and have a patch of grass to call their own without the high tax burden of traditional real estate. The park's management has a proven track record of "doing their best to keep prices under control," which is vital for residents on fixed incomes or young families starting their homeownership journey.
Furthermore, the park’s location in south-west Nashua offers a perfect middle ground between the convenience of the city and the rural charm of neighboring Hollis. You are just minutes away from the hustle of Main Street, yet the park itself feels like a world away, tucked into a quieter corner of the city. For those who value a "no-frills" but high-quality living environment where the focus is on a safe, clean, and quiet neighborhood rather than expensive and often underused communal amenities, Rodgers Mobile Homes Park is a premier choice. Choosing this community means joining a neighborhood where maintenance staff are friendly, long-term residents are common, and the American dream of homeownership remains accessible and sustainable.

Been her since 1991 When Eric Rodgers was owner and Peter was manager. The office people and maintenance staff always treated us fairly. And now with Ken manager it remains the same well managed Mobile home park that does their best to keep prices under control. I highly recommend these Rodgers owned parks for a quiet peaceful life
Price keeps going up with zero ammenities. Man who answers the phone is very rude always. Made me cry once - No people skills. Owners need to hire a new receptionist asap! Some owners get passes that others dont. Not getting more bang for our buck- higher fees yearly new trash people wont take anything outside of the one barrel, last company would take multiple barrels etc. worth noting that maintenance (about 3 men )have all been friendly to me!
I have lived here for 6 years. First time living in a mobile home so I can't compare this park against any others. Pros - roads are plowed during the winter for the most part and the park is quiet. Cons - water is shut off quite frequently and they never notify residents. The park I'm in is fairly near the dump so you can smell that. This isn't Rodger's fault and I didn't notice it when I was viewing the property. Lots of rules for the park and their maintenance person drives around daily.
I can’t say enough great things about the staff and the park. From Maria in the office, Peter, Ken in Maintance and Mike; all quality people that value their tenants. I purchased a mobile home in April and completed a list of renovations and the kind folks in the office starting with Maria have always answered my calls and my questions with integrity and respect. My neighbors are wonderful - the park has high standards and they should especially today’s day and age. I recently had a plumbing issue after hours and Mike was there for me to answer my call and calm my concerns. Maria and Ken handled everything the next day - I couldn’t be happier, I’m a proud owner in Rodgers Mobile Home Park.
We have lived here for 7 years now. Let me tell you how amazing this little park by ncc is. We have never lost power. They plow the roads very well. Trash removal is very timely. The lots are beautiful and I have seen every animal that NH has. This is a hidden gem and I absolutely love it here!
