Rolo Court Introduce

Rolo Court is an established manufactured home community located in the heart of Mechanicsburg, Pennsylvania. Catering to individuals and families looking for an affordable alternative to traditional stick-built housing, this mobile home park provides a quiet residential atmosphere within the highly regarded Upper Allen Township. The community is characterized by its long-term residents and a mixture of well-maintained single-wide and double-wide manufactured homes. For many Pennsylvanians in the Cumberland Valley, Rolo Court represents an opportunity to achieve homeownership in a region known for its competitive real estate market and top-tier school districts.

The community is designed with a suburban feel, featuring paved streets and individual home lots that allow for personal touches such as gardening, decks, and outdoor storage sheds. While the park maintains a peaceful, "silent zone" reputation, it is dynamic enough to welcome a diverse range of residents, from retirees who have called the court home for decades to young professionals and small families just starting out. The professional management of the property ensures that common areas are kept functional and that the community standards are upheld, fostering a safe and predictable environment for all neighbors.

Location and accessibility are perhaps the strongest selling points for Rolo Court. Situated at 2511 Rolo Ct, Mechanicsburg, PA 17055, the park is positioned perfectly for commuters. It is located just moments away from US Route 15, providing a direct and rapid link to the Pennsylvania Turnpike (I-76), Harrisburg, and Gettysburg. This central location makes it an ideal home base for those working in the capital region or for students and faculty at the nearby Messiah University. Despite its proximity to major transit arteries, the park is tucked away from the main road, minimizing traffic noise and creating a secluded neighborhood feel.

  • Professional on-site or regional property management to address community needs and inquiries.
  • Individual lot leasing that includes essential municipal services like trash removal and sewer.
  • Public water and sewer connections for all residential units.
  • Maintenance of community infrastructure, including paved roads and street lighting.
  • Coordinated snow removal for the main park thoroughfares during Pennsylvania winters.
  • Access to local utility providers for electric and propane services tailored to manufactured homes.

The features and highlights of Rolo Court reflect its commitment to being a functional and family-friendly living space. The community is served by the Mechanicsburg Area School District, which is a significant draw for local parents. Specifically, the park is near Shepherdstown Elementary and Mechanicsburg Middle and Senior High Schools. The physical layout of the park encourages a neighborly vibe, with many homes featuring spacious porches or double-level decks where residents gather in the summer months. Additionally, the park is pet-friendly, allowing residents to enjoy the company of their animals within the limits of the community guidelines.

If you are interested in viewing available homes or need to contact the management regarding residency requirements, the park is located at 2511 Rolo Ct, Mechanicsburg, PA 17055, USA. While management may change over time, many residents interact with on-site coordinators to handle day-to-day operations. For inquiries, residents often utilize the contact channels provided by the managing entity. If you are looking to purchase a home within the court, it is important to contact the listing agents for specific units, as park approval is a mandatory step in the buying process for any manufactured home community in Pennsylvania.

What is worth choosing about Rolo Court is the undeniable value proposition it offers. In an era where housing costs are rising rapidly across the Keystone State, Rolo Court provides a path to affordable living without sacrificing location. Choosing to live here means you are minutes away from the West Shore's best shopping, dining, and parks, while maintaining a monthly housing budget that is significantly lower than nearby apartment complexes or traditional houses. For those who prioritize a quiet, safe, and conveniently located home, Rolo Court stands out as a practical and welcoming choice in the Mechanicsburg community.

Furthermore, the sense of stability within the park is a notable advantage. With many neighbors having lived on Rolo Court for years, there is a level of mutual respect and "looking out for one another" that defines the best of Pennsylvania's small-town culture. Whether you are a veteran looking for a manageable home, a first-time buyer seeking an entry point into the market, or someone downsizing to simplify their life, this mobile home park offers the infrastructure and location to support a high quality of life at an accessible price point.

Lived there for 4 years only to be evicted, singled out for supposedly working on cars and the other neighbors that park in grass, have cars jacked up doing repairs never got any letters or trouble. Jacie gross the daughter judge Scott gross of York. Entered home with Brian the maintenance changed locks ripped down our security system from wall breaking the big screen TV. Starview ignored my calls and all efforts to retrieve my possessions including irreplaceable items like my Marine Corps dress blues and uniforms, purple heart medal among many of my tools, and car parts I stored. Judge mark martin of Mechanicsburg was shown call logs and and proof of efforts to get possessions and ignored all and jacie gross had her maintenance crew destroyed all our things a week prior to when judge said we abandoned home and all possessions. These people are liers and theives who hate military veterans and break the law because relation to judges and other corrupt connections.
