Stonegate Manor Introduce

Stonegate Manor is an established manufactured home community located in the North Windham section of Windham, Connecticut. Known for its blend of residential stability and rural charm, this community offers an alternative to traditional single-family housing in the "Quiet Corner" of the state. It serves a diverse population, functioning both as an all-age mobile home park and a recognized retirement destination for those looking to downsize while remaining close to the amenities of Windham County. The park features a mix of older and newer sections, providing various entry points for those seeking homeownership in a region known for its natural beauty and historic roots.

As a community that emphasizes straightforward, independent living, Stonegate Manor is designed for residents who value a quiet neighborhood atmosphere. The property is characterized by its wooded surroundings and proximity to local waterways, offering a peaceful backdrop for its several hundred residential pads. While the community has evolved over the years, it remains a significant fixture in the local housing market, particularly for individuals on fixed incomes or those looking for a manageable lifestyle without the high costs of traditional real estate in the Hartford metro area.

Location and accessibility are two of the strongest attributes of Stonegate Manor. Situated at 1 Stone Gate Drive in North Windham, the community is strategically positioned near major local thoroughfares, making it highly accessible for residents and visitors alike. It is located just a few miles from the North Windham Shopping Center and the East Brook Mall, ensuring that groceries, pharmacy services, and retail needs are only a short drive away. For those who enjoy the outdoors, the park is less than 15 minutes from Mansfield Hollow State Park and the Goodwin State Forest, providing ample opportunities for hiking and recreation.

The community is also conveniently located for those connected to local educational and healthcare institutions. It sits approximately 10 minutes from Eastern Connecticut State University and roughly 17 minutes from the University of Connecticut in Storrs. Healthcare needs are served by the nearby Natchaug Hospital and the Windham Community Memorial Hospital, both of which are within a five-mile radius. For those traveling further afield, the park offers relatively easy access to the Hartford area, located about 40 minutes to the west.

The services offered at Stonegate Manor focus on the essential needs of a manufactured housing community. The management provides the infrastructure necessary for residents to maintain their private homes while living in a shared environment. These services include:

  • Professional on-site management to handle administrative tasks and community inquiries.
  • Maintenance of community roadways and common thoroughfares, including seasonal snow plowing of the main park streets.
  • Water services included as part of the monthly lot rent for many residents.
  • Wheelchair accessible entrance and parking facilities at the community office to ensure accessibility for all residents and guests.
  • Acceptance of modern payment methods, including debit cards, for various administrative fees and transactions.
  • On-site leasing and sales assistance for those interested in purchasing new or pre-owned manufactured homes within the community.

The features and highlights of Stonegate Manor cater to a lifestyle of simplicity and convenience. The community is designed to balance the privacy of individual yards with the benefits of a managed residential park. Some of the notable features include:

  • A pet-friendly environment that allows residents to live with their dogs, including a dedicated dog park area on the premises.
  • Spacious residential yards that offer more private outdoor space than traditional apartment living.
  • A playground facility designed for children, making it a viable option for families within the all-age sections.
  • Varying home styles, including modern three-bedroom, two-bathroom manufactured homes with open-concept floor plans and vaulted ceilings.
  • A quiet, wooded setting that provides natural shade and a sense of seclusion from the nearby commercial zones.
  • Proximity to the Natchaug River and various local fishing spots for outdoor enthusiasts.
  • An active community environment where long-term residents often form close-knit neighborly bonds.

If you are interested in viewing available homes or learning more about the lot lease terms at Stonegate Manor, you can contact the community office through the following channels. It is recommended to call ahead to schedule a tour of the grounds and any current model homes available for sale.

What is worth choosing about Stonegate Manor is its position as one of the most affordable housing options in Eastern Connecticut. For many residents, the primary draw is the ability to own a home at a fraction of the cost of a traditional stick-built house. This is particularly appealing for retirees looking to preserve their savings or for young professionals working at nearby universities who want a private yard and more space than an apartment provides. The recent implementation of rent caps and fair rent commission oversight in the area also offers a level of financial predictability for those on a budget.

Additionally, the location provides a perfect "best of both worlds" scenario. You are close enough to Willimantic and North Windham to enjoy a variety of multicultural restaurants, shopping centers, and local events, yet you are tucked away in a quiet, car-dependent neighborhood that feels worlds away from the city. For those who prioritize independent living, the freedom to maintain one's own lot and the ability to live in a pet-friendly, family-oriented environment makes Stonegate Manor a practical choice for many Connecticut residents looking for a place to call home.

Negitive stars if I could. The 4 reviews above 1 star are probably friends of staff or paid reviews. There are no activities. The dog park that was just installed is a joke. The gates were installed improperly, the bench and props are flimsy and probably wont last the season. There is no shade because they put it directly behind the office rather than one of the nice shaded areas on the property, probably built more for staff than residents. They keep going up on lot rent but offer no extra services in exchange, in fact manager is flat out rude to long term residents. They used to offer discounts for storage if you were a resident, that's gone. Plow Trucks tear up curbs and don't fix, then in spring landscaping kicks rocks all over your parked vehicle. Every year there are several boil advisories because the main pipes in the park are being worked on. They only allow 2 vehicles per home and offer no alternative for extra cars for example if your company gives you a work vehicle or if you have long term guests. If you do park in an "overflow/visitors " parking for more than a day they will slap a sticker that leaves a residue that's near impossible to remove on your windshield, then have it towed. The status of this place has declined rapidly in the past 3 years. It used to be somewhat nice, friendly, quiet neighborhood. With pleasant and friendly staff. Now there are loud kids/people at all hours of the night. Neighbors violate lot lines with no recourse. They uphold rules when it's convenient and don't make changes to outdated policies, vehicle parking for example, there is AMPLE space throughout the property, bring things to modern times, most households have more than two vehicles, allow extra parking or even an extra rental fee for an extra spot. DONT BUY HERE!

Office staff is nice enough, company as a whole is terrible. When I moved here 11 years ago, the lot fee was $320 a month. It is now $565. Ridiculous. You get NOTHING for it. You are responsible for your own lawn maintenance, including mowing, snow removal (they do the road - big deal, not matter where you live they plow the roads), they barely take care of the common area landscaping, there are no amenities whatsoever. You get your water free, that's it. Do yourself a favor, live somewhere else. If I could sell, I would move in a New York minute. Not sure who they are expecting to live in this community but retired folks on a fixed income, forget it.

Staff are horrible. They advertise that there are lots of activities They have one or two a year. There are soooo many regulations that it is almost impossible not to be break one and get treated like a criminal. Rates go up every year even though there is no improvement to the park. The only two things you don't get charged for are water and road snow removal. You have to pay for everything else including tree work out of your own pocket. Do yourself a favor and find someplace else to live.

Current owners are no show landlords, office help who administers the park are horrible bullys. Rent goes up year after year, and they offer no help with clean up of there own property from the damage they did with the plows this winter

"Bustling activities"? What a joke. There are no amenities or activities here. ELS invests no money in the community no improvements, not even minimal improvements or basic maintenance. We have a community "agreement" but they do not uphold their part and in most cases, they do not enforce even the basic rules of the "agreement". They care nothing about other than making money and it never benefits the community.
