My fiance and I moved back from Tennessee, we were down there for two and a half years while I was working for Asurion. My contract ended so we moved back to Pennsylvania. The contract would start back up late March and I made $65,000 last year.With that being said we found a house for $50,000 in sunset estates and put an offer in and in two days it was accepted. This is where everything started to go wrong. We were still in Tennessee finishing up settlement so we were trying to get all the information to get approved for the park. We were told they only do fax, wow, apparently haven't even made it to email yet, which it made it extremely difficult to send any information. The basic jist was that Jill the manager wanted to meet us in person, which I found highly discriminatory, but we at least wanted to get the credit check over with so when we did meet we could get things moving along.Long story short we moved back to PA a week later on a Wednesday and after spending hours filling out the information so I could fax it we had to refill out the information again once we finally got an appointment. We couldn't meet with them for another week because there was always an excuse, this time snow for an entire week, they were too busy at the beginning of the month so they delayed everything drastically. 3 weeks after we were accepted from the offer we finally went in to meet them.Jill told us it was going to take another 5 to 10 days to be accepted or denied and we would have to get a letter in the mail at this point I was receiving unemployment until March and my fiance was starting work a couple days later than our appointment.The day after the meeting they address a letter that we were denied, gave us no reason but the only potential reason would be because either we didn't meet their financial criteria or they just didn't like us for some reason.They made both of us pay 40 bucks each for background and credit history checks even though I personally was the one paying for the house and would be paying for the Park rental.A complete waste of time for an entire month luckily I had family in the area that I was able to stay with we had to get a storage unit for all the stuff and now we're starting the process over again. I even tried to offer an entire year's rent to cover my one year rental agreement.Edit 3/26/21We decided to look into pheasant ridge not only did we find a place $10,000 cheaper, almost identical type of house with the same square footage maybe we got lucky, but it took one week to get approved and this park is $200 more per month then sunset estates and has multiple communities throughout the United States with 595 homes in the community. It's in the middle of Lancaster PA extremely close to all shopping and dining venues. The process was so much easier and the park owners were extremely nice unlike sunset estates. I highly recommend this park if you're interested in being treated fairly by a posh community that doesn't charge their tenants $2 to use their massive pool or the 24/7 gym on the premise. Plus you also get 200 channels of Comcast cable.My fiance is making $18.50 an hour and I'm making $48k, 728 credit yet somehow we were not able to be approved for Sunset estates even though we paid all cash and we're willing to pay the first years rent in . I'm extremely furious how they handle the process how they charged us $80 to check our credit and background which are both completely clean and then denying us after toying us along for a month.In the end it worked out better by far, but I urge you to seriously consider other options if you have to make a decision within a month.####update September 15th 2021We have been in pheasant ridge for about 6 months now I love it. Obviously have easily made all of our payments. I have not been hassled once about anything in the park. The pool has been great all summer and the community is very nice.In the five houses I have owned I cannot believe to this day sunset estates treated me the way they did.August 2025 still here.

I lived at Sunset Estates for 8 yrs. Living there was not a problem but selling my home was the worst experience! The office manager is so rude and unprofessional.
Dogs cats don't belong in a trailer park and if you have a problem with speed you need speed and if the managers punk you need to get a new manager I will not look into this place any further
