Town & Country Estates Introduce

For residents of Bradford County looking for an established residential community, Town & Country Estates in Troy, Pennsylvania, has served as a fixture of the local housing landscape for several decades. This mobile home park is nestled in the rolling hills of the Northern Tier, offering a living environment that captures the quiet, rural essence of Pennsylvania life. As a community that caters to a wide range of individuals—from long-term residents who have called the park home for over twenty years to newcomers looking for an entry point into the Troy real estate market—it provides a straightforward housing solution for those seeking simplicity and affordability.

Living in Troy means embracing a pace of life that is inherently connected to the changing seasons and the tight-knit spirit of a small town. Town & Country Estates reflects this local character, positioned away from the main commercial hubs while remaining close enough to essential local amenities. The community is characterized by its winding lanes, such as Town and Country Lane, Pin Oak Lane, and Sugar Maple Lane, which give the park a structured, neighborhood feel. For many locals, the appeal lies in the ability to own a home on a rented lot, which remains one of the most cost-effective ways to reside in this scenic part of the Commonwealth.

Location and accessibility are vital considerations for any Pennsylvania resident, especially during the winter months when travel in the Northern Tier can be challenging. Town & Country Estates is situated conveniently within the Troy area, providing easy access to Route 6, a major artery that connects the borough to nearby towns like Wellsboro and Towanda. This ensures that residents are never too far from employment centers, healthcare facilities, and regional shopping. Within the community itself, the layout is designed for vehicular traffic, with paved and private roads that lead directly to individual home sites.

  • Strategically located near the Borough of Troy, offering proximity to local schools and community parks.
  • Easy access to major regional routes, facilitating commutes to larger employment hubs in Bradford and Tioga counties.
  • The community features a network of private roads named after local flora, reinforcing its connection to the Pennsylvania landscape.
  • On-site parking is standard for most lots, typically featuring private driveways for resident convenience.
  • Close proximity to the Troy Area Junior-Senior High School and local primary education centers.

The services offered at Town & Country Estates focus on providing the basic infrastructure necessary for manufactured home living. As is common with many Pennsylvania mobile home parks, the community operates on a lot-rent model where residents pay a monthly fee for the use of the land and the maintenance of shared facilities. While the park emphasizes an independent lifestyle where residents are responsible for the upkeep of their individual homes, the management provides the essential utility connections that keep a household running. It is important for prospective residents to stay informed about utility structures, as these can evolve over time based on local regulations and management updates.

  • Connection to community water systems and public sewer infrastructure.
  • Regular road maintenance and snow removal services during the winter season to keep the main thoroughfares passable.
  • Utility hookups for natural gas and electricity are available at individual home sites.
  • On-site management available via phone to handle administrative tasks and lot lease agreements.
  • Waste management services including regular trash and recycling pick-up for residents.

Features and highlights of the park include a diverse array of housing styles, ranging from classic single-wide units to more modern, double-wide manufactured homes. Many of the newer units in the park feature updated amenities like central air conditioning, vinyl siding, and shingle roofs, reflecting the evolving standards of manufactured housing. The park's layout often allows for additional structures such as storage sheds or carports, which are highly valued by residents for keeping tools and vehicles protected from the elements. Furthermore, the elevated position of some lots provides scenic views of the surrounding Troy valley, a highlight for those who enjoy the natural beauty of the region.

  • Diverse home inventory featuring various sizes, including 2-bedroom and 3-bedroom configurations.
  • Many lots include private yards and space for landscaping, allowing residents to personalize their outdoor areas.
  • In-park structures often include storage utility buildings and sheds for extra organization.
  • A quiet, residential atmosphere that appeals to those looking for a peaceful home base.
  • Paved streets with names like White Oak Lane and Silver Maple Lane that create a clear sense of community geography.

For those looking to contact the community or inquire about current lot availability, the management can be reached through their primary office line. Town & Country Estates is located in Troy, PA 16947, USA. For individuals who are handy and enjoy the autonomy of maintaining their own space, the park offers the freedom to build equity in a home without the high taxes associated with land ownership. It provides a unique opportunity to live in the heart of Troy's natural beauty while staying connected to the social and economic life of Bradford County. For those seeking a no-frills, practical living situation in the Northern Tier, Town & Country Estates remains a significant local option.

I’ve lived here for over 20 years and the place has gone downhill considerably. Management is a joke the owners are even worse. Rent just went up $35 no improvements. here’s one for you we just had that big snowstorm they literally were plowing The roads with a backhoe and/or a little green tractor, only did one side. Because the truck has been broken down since last year and the owner hasn’t fixed it yet , yay for us.

Not a place to live if ur a private person. Staff is extremely unprofessional and a bit childish. A manager should"Manage" the park and set personal feelings aside. Whatever information this "manager" receives always seems to find it's way to just about every tenant in Town and Country Estates. I've been here for 3 years and seen Nothing improve and yet my lot rent has been increased 4 or 5 times now. Started out at $235.00 and is now $295.00. Now if u don't mind buying bottled water to drink then by gosh this is the place for u. Still haven't gotten a straight answer but the water is unsafe to consume and get this we're gonna start having to pay for it. All in all out of 5 stars I'd give this place a -2 (Negative two)!
