Whispering Hollow South Mobile Home Park, by Valley Community Management Introduce

Finding a community that balances the charm of rural Pennsylvania with the conveniences of suburban life is a priority for many residents in the Lehigh Valley. Whispering Hollow South Mobile Home Park, professionally managed by Valley Community Management, offers a settled residential environment nestled within the rolling hills of Northampton, Pennsylvania. As a land lease community, it provides an accessible pathway to homeownership, allowing residents to invest in their own manufactured homes while benefiting from a managed neighborhood setting. This model is particularly attractive in the current Pennsylvania housing market, where traditional site-built homes often come with significant overhead and maintenance demands.

Living in Northampton offers a unique "dense suburban" feel where a majority of residents are homeowners. Whispering Hollow South reflects this local spirit by focusing on a homeowner-occupied model, fostering a neighborhood where people are invested in their properties and the shared environment. The community is designed around a central recreation area, often referred to as a "grassy recreation island," which serves as the heart of the park. For local families and individuals looking to stay within the Northampton Area School District while enjoying a quieter pace of life, this community presents a viable and friendly option.

Location and Accessibility

Whispering Hollow South is located at 139 Country Club Rd, Northampton, PA 18067. This location is strategically chosen to offer tranquility without isolation. Residents can enjoy the scenic landscapes characteristic of Northampton County while remaining just a short drive from the major employment and cultural hubs of Allentown, Bethlehem, and Easton. The park's design also takes into account modern accessibility needs to ensure all members of the community can navigate their surroundings comfortably.

  • Ideally situated in the Northampton Area School District, making it a convenient home base for families with school-aged children.
  • Features wheelchair-accessible entrances and a designated wheelchair-accessible parking lot to accommodate residents and visitors with mobility needs.

Services Offered

The management at Whispering Hollow South, led by Valley Community Management, provides a comprehensive suite of services aimed at maintaining the park's infrastructure and assisting residents with the complexities of manufactured housing. • Professional on-site management to oversee daily operations and enforce community standards and policies.
  • Mobile Home Dealer services, providing expertise and assistance for those looking to purchase or finance a new manufactured home within the community.

One of the primary draws of Whispering Hollow South is its array of community-centric amenities. The park is laid out to encourage outdoor activity and neighborly interaction, with many features centered around the central recreation island. These amenities cater to a wide demographic, from toddlers and active children to pet owners looking for a safe space for their animals.

  • A dedicated on-site playground, providing a safe and convenient space for children within the community to play and socialize.

What is Worth Choosing

Choosing Whispering Hollow South means choosing a lifestyle that prioritizes the "small-town feel" that many Pennsylvanians value. For first-time homebuyers or young families, the ability to secure a modern, energy-efficient manufactured home—such as the new models built in 2025—at a fraction of the cost of traditional real estate is a significant advantage. The speed of the purchasing process is another highlight, with some residents reporting a transition from viewing to move-in within just two weeks, thanks to the integrated financing assistance provided by the management team.

Furthermore, the community's location in Northampton is a major selling point. Residents can enjoy a quiet, peaceful neighborhood that feels tucked away in nature, yet they remain close to high-ranking schools and the vibrant cultural scene of the Lehigh Valley. Whether it’s the joy of seeing toddlers play in a friendly neighborhood or the peace of mind that comes with professional management and accessible facilities, Whispering Hollow South offers a balanced residential experience. It is worth choosing for those who want a manageable, low-maintenance home in a community that celebrates the suburban beauty of the Keystone State.

I am a current resident. It is my opinion that this park's management does not care about its tenants.Since moving in roughly two years ago, the rent has increased multiple times, the water has shut off countless times, the water has been unsafe to drink for over a week, the power goes out, the internet infrastructure took an FCC complaint to get fixed, and the water/sewer bill is crazy high for the little I use. I was told there must be a leak for the water to be so high, yet the plumber I hired isn't seeing it? These are not symptoms of a park staff that cares.Furthermore, the park management itself doesn't seem to want to enforce its own policies. When asked about a disruptive neighbor, I was told that the park doesn't "micromanage" tenants by the very person I send my rent to in order to manage the park. Why have noise and parking policies, if they're not enforced? You are completely on your own when it comes to dealing with neighbors in this park, despite being part of a community with management.Lastly, the maintenance crew is loud and wails reverse sirens at early hours. They march heavy machinery through the park whenever a repair is to be made. Local lawn crews drive their zero-turn mowers through the streets at 8am. It is disruptive and ridiculous.Overall, this is was a major mistake. No part of me feels like the management here cares about me or my well-being past the point of purchase. The rent will seemingly continue to go up every year. As a final example of the insanity of this park, they installed speed bumps shortly after I moved in, and then during the first snowfall, the plows ostensibly ripped them all up and destroyed them. That's our rent money at work.If asked, I would suggest that you avoid this place at all costs. The low rent is a facade and you will be completely on your own. The policies are not enforced well at all. Not to mention the horror stories I've heard from neighbors when it comes time to sell...

Just purchased our first home in Glenncrest, a week after getting married! Siani was amazing. Truly amazing, any question I had she answered almost immediately- helped us with the financing/loan company as well. Whole process was done in about 2 weeks from starting at the viewing of some homes to the day we got our keys! We were on a time restraint and she made it happen! We are raising our family in a quiet, peaceful, very friendly neighborhood. No complaints here, everything has been wonderful. Brings tears to my eyes how much our toddlers enjoy this home and community. All the neighbors are very friendly and welcoming. My husband and I literally tell eachother every single night how much of a dream this was for our family. Thank you Siani for all of your hard work and dedication & for making this happen!

Horrible management. Have no clue why lot-rent is so high for little to no amenities. Moving out is encouraged if you're not over the age of 60+. Find somewhere better to live. Garbage collection isn't accurate. Streets aren't managed. And the housing people decide to whine and cry about the smallest of issues. Mow my grass for nearly 700$ a month. Pay for my water, and my power while you're at it. What a joke.

if i could give this negative stars i would. we moved here in october 2024. you can see my amazing review from before. now they raised lot rent for many, and are now charging us WATER AND SEWER. they have many dogs living in here that are put in the rules and regulations you are not allowed to have. if you have to sign the rules, just know they don’t mean anything at all. everyone is breaking the rules around here. we will not be here as long as we planned. few years max. they keep checking for “water leaks” under everyone’s homes and don’t put the siding back up and just leave it laying there. i inquired about a fence while ago, haven’t heard anything and will be pretty bummed if it doesn’t get approved as there are many people in here who don’t care about their house and property. this park is becoming ridiculous and we definitely regret moving here but now are under a loan so we have to suffer with the consequences. don’t buy a home in glenncrest :)) i love this neighborhood for my kids but with countless pit bull mixes surrounding our house im very upset as that was one of the rules you could not have that breed. :) thanks for listening im sure ill be back in a few weeks after this meter bs is put together.

while looking for a new place for my mother to live we were fortunate enough to come across Whispering Hollow. This place does not resemble the typical mobile home park, old growth, clean and well maintained. This place is family owned and has been for many years. One of the owners, Jared, is a man of great integrity and has a genuine concern for the people who live in Whispering Hollow. If you are looking for a nice place with easy living you need to look here. My mother has been there two years now and is sure she made the right choice.
