Greenbriar Village Introduce
For those exploring the Lehigh Valley for an affordable yet community-oriented housing solution, Greenbriar Village in Bath, Pennsylvania, stands as a notable option. Combining the benefits of a quiet, rural-suburban setting with the convenience of living near major metropolitan hubs like Allentown and Bethlehem, this mobile home park serves a diverse range of residents. From families seeking a peaceful neighborhood to seniors looking for a transition into a retirement community environment, Greenbriar Village offers a structured residential experience designed to provide stability and comfort in the heart of Northampton County.
The community is managed by Equity LifeStyle Properties (ELS), a significant national operator of manufactured home communities. This management structure brings a level of professional oversight and systematic community guidelines intended to maintain a cohesive environment for all who call Greenbriar Village home. In the Pennsylvania housing market, where traditional real estate costs continue to fluctuate, land-lease communities like this one provide an alternative pathway to homeownership, allowing residents to own their manufactured homes while leasing the land in a managed setting. This model often appeals to local Pennsylvanians who prioritize a lower initial cost of entry and a neighborhood feel that encourages long-term residency.
Location and accessibility are among the strongest selling points for Greenbriar Village. Situated at 63A Greenbriar Dr S, Bath, PA 18014, the village is nestled just south of downtown Bath. This positioning is ideal for commuters, as it offers straightforward access to Route 512, Route 22, and the various industrial and business parks that define the Lehigh Valley’s thriving economy. Residents can reach local shopping centers, medical facilities, and dining options in Bath within minutes, while the broader attractions of the Allentown-Bethlehem-Easton area are just a short drive away. For those who frequently travel, the proximity to the Lehigh Valley International Airport (LVI) is a distinct advantage.
The community has also prioritized physical accessibility, recognizing that ease of movement is essential for a diverse population. The grounds are relatively flat with wide streets, facilitating safe walking and driving. Specific accessibility features at the community include:
- Wheelchair accessible entrance to the main community hubs and management office.
- Wheelchair accessible parking lot areas to accommodate residents and visitors with mobility needs.
- Wide, well-lit community streets that allow for low-speed traffic and safe pedestrian use.
- Convenient driveways for most individual homes, typically accommodating two to three vehicles for off-street parking.
Greenbriar Village is designed to function as more than just a place to live; it provides several essential services and on-site facilities to enhance the resident experience. While the management style has evolved under corporate ownership, the core service offerings remain focused on the basic needs of a suburban manufactured home park. Residents at Greenbriar Village can expect the following services and amenities:
- Professional on-site management and a dedicated leasing team to assist with residency applications and community oversight.
- Snow removal services for the main community streets during Pennsylvania's winter months to ensure safe transit.

Beyond the standard services, the community features several highlights that make it a distinct choice in the Bath area. The neighborhood is situated in the Northampton Area School District, which is a significant factor for families with school-aged children. Furthermore, the community is known for its quiet, peaceful atmosphere, often backing up to scenic views of rolling cornfields and local mountain ranges. When considering why Greenbriar Village is worth choosing, the decision often comes down to the balance of location and lifestyle. For many Pennsylvanians, this community represents a chance to live in a safe, low-crime area with a strong school district without the high price tag of traditional detached housing. It is worth choosing for those who want a "best of both worlds" scenario: the peace of a rural-style setting with the immediate benefits of suburban infrastructure. The neighborhood is noted by locals for its safety and the friendliness of neighbors who have lived in the village for many years.
While some residents have voiced concerns regarding corporate management and rising land rents—common themes in many large-scale mobile home parks—the underlying assets of the community, such as its accessibility, recreational facilities, and prime location, continue to make it a popular choice. It is particularly well-suited for retirees who value the quiet atmosphere and the lack of through-traffic, as well as for younger families who appreciate the on-site playground and basketball courts. Choosing Greenbriar Village means joining a community that is deeply integrated into the local Bath borough, providing a stable and pleasant environment for individuals from all walks of life.

Customer Reviews
• Since Equity Lifestyle Properties bought the property, conditions have deteriorated, with rising land rent, no amenities, potholed roads, a large stray cat population, and no landscaping. The community has one maintenance worker, and requests for more staff have been denied by corporate. Land rent increases annually without corresponding improvements or justification. I do not recommend moving here. There are much nicer developments in the area who actually care about their residents as well as the upkeep and appearance of the property. ELS is a corporate slumlord.
Expensive and rent keeps getting raised for no reason! Nothing gets fixed such as potholes that they just fill in with sand. Don’t move here. Between the high rent and real estate taxes, it’s ridiculous!
These people hiked our up rent for a 2 bedroom trailer after living there for a year a never missing a payment . They sky rocketed it up to 2000 dollars a month before utilities , trying to force us to buy a structure right next to a steel foundry . My fiancés father was dying from cancer these people had no remorse forced us to leave and took our security deposit . They’ll bait you into renting then hike your rent up a year later upon a new lease to try to force you to buy. They also tried to con us into buying a shed so when they kick us out in a year they get to keep it . Purchasing that home would have been financial suicide. Scam Artist!
Would never bother applying here the application is a scam…..applied and waited over a week for them to tell me it was still (under review) and by that point the house was sold and my application feee was non refundable…I was told the process usually takes 15-30 minutes by the lady on the phone just to get the run around. I will be contacting the better business bureau. This is not acceptable
It’s exactly what you’d expect from a trailer park….. also they advertise that they have a gym that they don’t have. I got charged $25 to my account for speeding through the neighborhood, not by a cop, not even by a person in real time, but I received a letter saying someone saw a car that looked like mine and it was speeding. Considering 99% of the community is over 100 years old I’d love to see that eye witness. I also wonder if that resident was carrying a speed gun 😂
