Woodford Estates Introduce
Woodford Estates is a residential mobile home park located in the quiet, rural community of Woodford, Virginia. Situated in Caroline County, this park provides an affordable housing alternative for individuals and families looking to reside in a region known for its sprawling landscapes and historical significance. As a manufactured housing community, Woodford Estates offers a structured environment where residents can either rent homes or lease lots for their own manufactured units, blending a sense of neighborhood living with the cost-effective benefits of mobile home residency.
The community is positioned within a part of Virginia that emphasizes a slower pace of life, away from the immediate congestion of the state's major metropolitan centers, yet close enough to remain connected to essential hubs. For those living in Virginia, Woodford Estates represents a blue-collar residential option where the focus is on providing the fundamentals of housing. While the community has seen changes in management and park layout over the years, it remains a consistent fixture for those seeking a place to call home in the 22580 zip code area.
Location and Accessibility
Located at 12392 Cousteau St, Woodford, VA 22580, USA, Woodford Estates is strategically placed within the heart of Caroline County. The park is easily accessible via local roads that connect to major Virginia thoroughfares, including Route 1 and Interstate 95. This positioning is particularly valuable for residents who commute to nearby employment centers such as Fredericksburg to the north or Richmond to the south. The average commute for residents in this area tends to be longer than the national average, often exceeding 30 minutes, making reliable road access a vital component of the community's location.
Accessibility within the park itself is centered around Cousteau Street and its connecting residential lanes. The community is designed to be navigated by personal vehicle, which is a necessity given the rural nature of Woodford and the lack of extensive public transit in the immediate vicinity. For local users, the park's proximity to the small-town amenities of Woodford and the slightly larger service offerings in Bowling Green provides a balance of seclusion and convenience. Residents are within driving distance of local schools, including those within the Caroline County Public Schools district, and various recreational spots like the Mattaponi River.
Services Offered
- Manufactured home leasing and lot rentals for personal mobile units.
- Regular trash pickup services included as part of the community maintenance.

What is Worth Choosing
Choosing Woodford Estates is often a decision based on the need for practical, affordable housing in a specific geographic corridor of Virginia. For those who work in the Fredericksburg area but find the cost of living there prohibitive, this community offers a way to remain within the region at a fraction of the cost of traditional real estate. The park is worth considering if you value a rural setting where you can have your own detached home and a small yard without the high price tag of a suburban subdivision.
Prospective residents should weigh the affordability against the management style and utility systems common in rural parks. When choosing a home here, it is advisable to inquire specifically about the current status of the water system and any seasonal restrictions that might be in place. Given the feedback from current residents, those who are self-sufficient and comfortable navigating the nuances of mobile home living will find the most success. It is always a good idea to visit the park during different times of the week to get a true feel for the neighborhood's noise levels and traffic patterns. For many, the ability to secure a home in a safe, quiet part of the state like Woodford is the primary draw, making this park a functional choice for the budget-conscious Virginian.

Customer Reviews
2025: surprise surprise nothing has changed except for lot rent increasing ($30 in 2024 when it has usually been $20). We are under a water restriction every year but they are for some reason putting in 18 more homes. They removed what little park and field that we had to put more homes. So if you have children, they have nowhere to play except the middle of the road. It's very clear that they don't care about anyone or anything besides getting money. She is starting to make up rules over night when she sees someone doing something she doesn't like. She also always has an attitude when she answers the phone. There's a reason why none of the managers or owners would live here, they know it's bad. they just don't care.2023 update: nothing has changed. The manager, Charlene Jackson-Fields, tried to illegally evict multiple people in 2021. Mail is being stolen, and they refuse to give us cluster boxes so the post office is holding our mail. The manager has also continued to use the "well this is the first I'm hearing about it" lie for everything. Please look elsewhere. Our water is STILL brown a lot of the time. Lot rent goes up every year due to "maintaining the park," but we have never had improvements. They removed the playground for a new one 4 years ago, and we still don't have one. Owners of the park won't call or email back. Don't waste your time here.2019: Management is a joke, don't expect to get a call back unless they need something from you. The water is BROWN and the manager knows she refuses to believe anything is wrong. Lot rent is raised yearly and there is nothing to show for it.
Management is a joke. The property manager finds something wrong with everything and will threaten eviction over things. She also does not follow through with maintenance on the lots. Lot rent raised twice within the last 12 months. The actual owner of the park is in California, and you will never be able to get ahold of them**BUYERS ALSO BEWARE that if you purchase a rent to own home with CBI, Holly is a very wishy, washy person to deal with. CBI and the management at Woodford Estates also will find a way to "legally" steal your belongings it if you are ever evicted.
Property manager is ridiculous. She is always looking for things to to nit pick about. Raise the rent every year without making any necessary improvements. Itβs a TRAILER PARK for goodness sake, not a million dollar home gated community ππ would give zero stars if allowed π€¬
