All Seasons Campground Introduce

All Seasons Campground, situated in the scenic hillside town of Weare, New Hampshire, offers a unique and peaceful retreat for those looking to enjoy the natural beauty of the Granite State. Unlike traditional overnight campgrounds, this facility operates as an owner-occupied condominium association, creating a tight-knit and vibrant recreational community. Set on approximately 20 acres of lush, wooded common land, it provides a quiet escape from the bustle of daily life while remaining conveniently close to major hubs like Concord and Manchester. The atmosphere is specifically designed for those who appreciate a semi-permanent summer home where neighbors become lifelong friends and families can enjoy the outdoors in a safe, secluded environment.

The community is seasonal in nature, reflecting the traditional New England camping cycle. It typically remains open for ten months of the year, closing only during the months of March and November. This allows residents to enjoy the full spectrum of New Hampshire’s seasons, from the first blooms of spring through the vibrant foliage of autumn and the quiet snowfall of early winter. Because the lots are individually owned, the park maintains a high standard of care and landscaping, with many residents adding personal touches like tiered decks, flowering gardens, and custom sheds to their recreational sites. This ownership model fosters a deep sense of pride and community spirit that is felt the moment you enter the grounds.

Location and accessibility are among the top features of All Seasons Campground. Located on Buckley Road in Weare, the park is tucked away "off the beaten path" but remains highly accessible via local routes. For outdoor enthusiasts, the location is unbeatable, offering direct access to the New Hampshire snowmobile corridor Trail 6 and proximity to numerous ATV trails. Additionally, the campground is just a short 15-minute drive from local landmarks such as Horace Lake and Pat’s Peak Ski Resort, making it an ideal base for both summer water sports and winter recreation. The facility features wheelchair-accessible entrances and parking lots to ensure all members of the community can navigate the common areas comfortably.

  • Owner-occupied seasonal sites with 130 individual lots.
  • On-site community restroom and shower facilities for resident use.
  • Coin-operated laundry facilities located within the main recreation hall.
  • Full-service recreation hall available for meetings, social events, and private rentals.
  • Professional landscaping and common area maintenance included in the association fees.
  • Gravel and dirt on-site parking at each lot with additional visitor parking areas.
  • Secure community environment with a background check process for prospective owners.
  • Direct access to state-managed snowmobile and ATV trail networks.
  • Propane, sewer, and shared well water utilities serving the individual units.

The features and highlights of the park are centered on family-friendly recreation and social engagement. The large inground pool serves as the heart of the community during the summer months, providing a central location for cooling off and socializing. The recreation hall is equipped for all ages, offering indoor games and a space for community gatherings. For those who love the active lifestyle of New Hampshire, the surrounding terrain offers endless opportunities for exploration right from the front door of your camper or mobile unit.

  • Large, well-maintained inground swimming pool with common-use BBQ grills nearby.
  • Full-sized basketball court for youth and adult recreation.
  • Modern community playground and swing sets designed for safety and fun.
  • Indoor game room featuring pool tables, ping pong, air hockey, and darts.
  • Regularly scheduled community festivities, parties, and holiday-themed events.
  • Pet-friendly policies that welcome dogs on leashes throughout the park.
  • Spacious banquet and function room with a full kitchen for community use.
  • Horse shoe pits and open activity fields for various outdoor sports.
  • Beautiful mountain views and mature forest surroundings for nature photography and bird watching.

Prospective residents and visitors can contact the association or local real estate agents for information regarding lot availability and community bylaws. While the association does not handle rentals or direct sales, the board is available to facilitate the necessary background checks and approval processes for new owners.

What is worth choosing about All Seasons Campground is the rare opportunity it provides for affordable property ownership in a premier New Hampshire vacation destination. Unlike many campgrounds where you pay a nightly or weekly fee for a temporary stay, All Seasons allows you to own your slice of the hillside. This makes it a perfect choice for those who want a consistent, reliable getaway without the hassle of making reservations months in advance. The combination of modern amenities—like the pool and recreation hall—and the direct access to hundreds of miles of trails makes it a standout choice for both relaxation seekers and adventure enthusiasts. Choosing a lot here means joining a community that values peace, quiet, and the shared joy of the New Hampshire outdoors.

All Seasons is a mobile home park, not a campground. People live here almost year-round, except for two months of the year when it closes. It's called a campground for legal purposes.

The town is beautiful and the Woodland creatures are abundant. If you don't mind being shot at, this is a great camp

Board members are rude to the residents who live there and the condo rules do not apply to the president and his friends! Used to be a friendly place now it is uncomfortable to be in the common areas unless your "in" with the "cool" kids.
