Cape Island Resort Introduce

Cape Island Resort is a premier seasonal destination located at the southern tip of the Garden State, offering a unique blend of traditional camping and high-end resort living. Spread across nearly 100 acres of scenic New Jersey landscape, this resort is a favorite among local families and retirees who seek a consistent summer home by the shore. Operating as part of the Sun Retreats network, the community provides an upscale environment for RV enthusiasts and manufactured home residents alike. Unlike transient campgrounds that cater to overnight stays, Cape Island Resort focuses on building a seasonal community where neighbors become lifelong friends over the course of the warmer months.

The resort is designed to capture the classic "down the shore" experience while providing modern comforts that make long-term stays effortless. From its impeccably maintained grounds to its quiet, wooded lanes, the atmosphere at Cape Island is one of relaxation and community spirit. It serves as a peaceful sanctuary for New Jersey locals who want to escape the hustle of the city or the more crowded boardwalk areas without sacrificing proximity to the state's most beautiful beaches. Whether you are looking for a place to park your luxury RV for the full season or interested in the semi-permanent lifestyle of a park model home, Cape Island Resort offers a structured, professional, and friendly environment for all ages.

Location and accessibility are standout features for anyone traveling through or residing in Southern New Jersey. Cape Island Resort is situated at 709 US-9, Cape May, NJ 08204. Its position on Route 9 makes it incredibly easy to reach via the Garden State Parkway, specifically at the southern terminus. For residents, this means being only a 10-minute drive from the historic Victorian center of Cape May and just 15 minutes from the lively Wildwood boardwalk. This strategic location allows for easy day trips to the Cape May County Zoo or local wineries, while remaining far enough away from the tourist centers to ensure a quiet night’s sleep.

The resort has prioritized accessibility to ensure that all guests can enjoy the facilities. The main office, common areas, and recreational buildings feature wheelchair-accessible entrances and restrooms. Furthermore, the parking lot is designed with accessible spaces, and the wide, paved or well-graded gravel roads throughout the community are suitable for easy navigation. For those arriving with large rigs, the proximity to major highways and the spacious layout of the entrance make for a stress-free arrival and setup process.

The services offered at Cape Island Resort are comprehensive, aimed at making seasonal living as convenient as possible. The management understands that for many, this is their primary residence for half the year, and the service infrastructure reflects that commitment. Key services include:

  • Full RV hookups including high-quality sewer connections, water, and 50-amp electrical service.
  • On-site professional management and a dedicated maintenance team to ensure the grounds remain pristine.
  • Mail delivery services and a dedicated mail center for seasonal residents.
  • Convenient on-site services such as propane refills and regular garbage pickup directly from sites.
  • Remodeled and spotless bathhouses and laundry facilities located throughout the resort.
  • A well-stocked camp store providing essentials, snacks, and RV supplies so you never have to leave the resort for minor needs.
  • Secure gated access and professional security staff who patrol the grounds regularly for peace of mind.

The features and highlights of Cape Island Resort are what truly elevate it to a resort-class destination. The facility is packed with recreational opportunities designed to keep both children and adults engaged throughout the season. These highlights include:

  • Three separate swimming pools, including designated areas for adults and families to ensure everyone has their ideal environment for cooling off.
  • Extensive sports courts featuring facilities for pickleball, basketball, shuffleboard, and tennis.
  • A large, modern playground and an indoor arcade room that serve as major hubs for children and teenagers.
  • A clubhouse and community recreation hall that host planned activities, themed parties, and social gatherings.
  • Outdoor recreational areas including horseshoe pits, corn hole, and a baseball field for community tournaments.
  • A pet-friendly policy that includes a designated area for dogs, making it a true family destination.
  • Beautifully wooded sites that offer a mix of sun and shade, providing a natural habitat for local birdlife and a serene backdrop for morning coffee.

For those interested in joining the community or visiting for a tour of available seasonal sites, the resort staff is known for being exceptionally helpful and welcoming. It is recommended to contact them in advance, especially during the spring "setup" season, as sites often fill quickly due to high demand in the Cape May region.

What is worth choosing about Cape Island Resort is the incredible value and lifestyle stability it offers in a high-demand real estate market. With property prices in Cape May reaching record highs, many New Jersey residents find that a seasonal site at Cape Island is the most viable and enjoyable way to maintain a "beach house" lifestyle. You are choosing more than just a place to park an RV; you are choosing a community where the staff knows your name and the security of a gated resort environment.

The resort is particularly worth choosing for families. It provides a safe, "screen-free" atmosphere where kids can ride bikes, play at the pool, and participate in organized events, much like the classic summer camp experiences of the past. For older residents, the quiet charm and the meticulously decorated homes within the park provide a sense of pride and tranquility. When you consider the proximity to the Cape May beaches, the high level of service (from mail to propane), and the robust schedule of community events, Cape Island Resort stands out as one of the best "deals" on the Jersey Shore for those who want to make the most of their summer months.

This is our first summer at Cape Island and we couldn't be more thrilled. We were not sure what to expect and based on a couple bad reviews we were a little worried but decided to take a chance anyway. With real estate prices in Cape May what they are this was our only chance to be in the place we love so much. It's a 10 min. drive to the beach and the area around the campground is really beautiful. We absolutely love the campground. The staff is amazing. The grounds are beautiful. It's quiet and charming. The other residents are all very nice. It's not a party scene and it's a great mix of older people and families. (I wish we had bought here when our kids were little. It's a dream summer place for kids.) The services are so well run: garbage pickup, propane refill, mail delivery. Everything is easy. If you get the chance to buy here I highly suggest you do before everyone else figures out what an amazing deal it is. Some people have complained about the fees but you can't really expect this kind of service and proximity to the beach for less. Thanks especially to Tyler, Taunya, and Bailey for making our first summer so easy and enjoyable. We hope to be here for many years.

This is our families first full season at Cape Island. The resort is beautiful and the atmosphere is perfect. We love driving through the community to look at everyone’s homes and how uniquely they are decorated. The staff is super friendly and always helpful. We absolutely love it here.

We’re in our 9th season at Cape Island Resort—and it’s truly become our home away from home. We started here as a newly married couple with an RV and now have two young kids, a Yorkie, and a park model we absolutely love. After comparing all the local parks, we chose CIR because it’s quieter, cleaner, and doesn’t allow transients or golf carts—just a peaceful, family-friendly atmosphere that’s hard to beat. The management team is fantastic and has made some great improvements over the years—remodeled bath houses with free showers, new pickleball and basketball courts, two pools, a snack bar, and a full calendar of summer events thanks to their activities director. Our favorite? The CIR Winery & Brewery Bus Tour—always a blast! There’s also a general office with a mailroom, lending library, and free computer/printer access for residents.Cape Island Resort is in the perfect location—just 10 minutes from historic Cape May, 15 minutes from the Wildwood boardwalk, and only 7 minutes from all the shopping and conveniences in Rio Grande. Whether you’re headed to the beach, out to dinner, or running errands, everything is just a quick drive (or bike ride) away. The bike path right across the street is a huge perk—it connects you to everything. Historic Cold Spring Village is directly across the street, with family-friendly events every weekend. If you enjoy adult beverages, there are three breweries, three wineries, and a distillery all within biking distance. We’ve even convinced our parents to join the fun—they loved it so much, they bought a place here too. Cape Island Resort has become a generational tradition for our family, and we couldn’t imagine spending our summers anywhere else.

This really is a resort. We just purchased here after searching at a few other campgrounds in this area. Everything about this place is top notch.. The bath houses and laundry are spotless and look brand new. The landscaping is impeccable, colorful and eye catching. The properties are not on top of each other. They’re well taken care of and decorated. The activity areas and pools are clean with plenty of seats. Every person from staff to neighbors are respectful and friendly, always saying hello with a smile. Honestly, the best part of the purchase experience was the property manager, Tyler, what a truly genuine nice guy. The combination of professionalism, customer attention and actually providing quick responses/solutions/action almost immediately is a RARITY in today’s world. As a business owner, I appreciate this. He’s part of the reason we chose here. Looking forward to many happy years here!
