Grey's Point Camp Introduce
For those seeking a high-energy waterfront escape in the heart of Virginia’s River Realm, Grey's Point Camp offers a sprawling resort experience that blends traditional camping with modern water park thrills. Situated along the expansive Rappahannock River just minutes from the Chesapeake Bay, this destination is a favorite for those who enjoy the "Rivah" lifestyle. The property is designed as a destination campground, providing enough on-site activity to keep families entertained for an entire week without ever needing to leave the gates. From its wooded landscapes to its sun-drenched riverfront, Grey's Point Camp caters to a diverse crowd of RVers, from weekend warriors to seasonal residents who call this stretch of the river home during the warmer months.
The resort atmosphere at Grey's Point is defined by its scale and its variety of water-based recreation. It is a place where the sounds of children splashing in the "Splash Point" water complex mix with the quiet patience of anglers casting lines from the docks. Unlike smaller, more rustic campgrounds in the region, Grey's Point operates with the infrastructure of a small village, featuring over 700 sites and a robust calendar of planned events. This vibrant energy makes it a top choice for social campers who enjoy live music, communal activities, and the convenience of on-site amenities. Whether you are arriving with a massive motorhome or a cozy travel trailer, the resort offers a structured and activity-filled environment tailored to the outdoor-loving Virginia community.
Location and accessibility are central to the appeal of Grey's Point Camp. Located at 3601 Greys Point Rd, Topping, VA 23169, the campground is a strategic hub for exploring the Northern Neck and Middle Peninsula. It is approximately an hour’s drive from Richmond and within easy reach of historical landmarks in Williamsburg, Yorktown, and Jamestown. The resort is positioned directly on the Rappahannock River, providing immediate boat-in and drive-in access. For those traveling with large RVs, the park features large, level sites with paved pull-thru options and "Super Sites" that include concrete pads and patios. Due to the expansive size of the grounds, many residents and visitors utilize golf carts to navigate between the campsites, the water park, and the riverside beach.
- Full hookup RV sites with 30/50 amp electrical service, water, and sewage.
- Super Sites featuring paved driveways, concrete patios, fire rings, and free-standing grills.
- Cozy vacation rental cottages and tiny houses for guests without an RV.
- On-site Guest Welcome Center and Camp Store stocked with groceries, RV supplies, and bait.
- Comprehensive laundry facilities for long-term and seasonal guests.
- High-speed Wi-Fi and cable TV hookups available at most sites.
- Propane refilling station and RV storage options on-site.
- Professional boat ramp and boat slip rentals for direct river access.
The highlights of Grey's Point Camp are undoubtedly its water facilities. The "Splash Point" water complex is the centerpiece, featuring multiple twisting waterslides, a dedicated splash zone for younger children, and several refreshing swimming pools. Beyond the pools, the resort features a long sandy beach along the river, perfect for building sandcastles or launching a kayak. The sundeck provides a panoramic view of the Rappahannock, making it an ideal spot for a picnic or watching local wildlife. For those who prefer land-based recreation, the park offers playgrounds, cornhole boards, basketball courts, and a challenging exercise trail that winds around the freshwater lake.
- Sprawling water park with multiple slides and a kid-friendly splash pad.
- Private riverside beach and sun deck with views of sailboats and wildlife.
- Active fishing culture with a bait and tackle shop and fish cleaning stations.
- Extensive rental program for kayaks, canoes, paddleboats, and bicycles.
- Weekly planned activities including live music, bingo, and family-themed events.
- Multiple outdoor pools and a relaxing hot tub for adult guests.
- Two large playgrounds equipped with slides, swings, and climbing structures.

To plan your stay or inquire about seasonal rates, you can reach the Grey's Point Camp office at (804) 758-2485. The resort is physically located at 3601 Greys Point Rd, Topping, VA 23169, USA. Given the resort's popularity, especially during peak summer months and holiday weekends, advance reservations are highly recommended. The front desk typically operates with limited hours, so calling ahead for check-in instructions or after-hours arrival procedures is a wise step for any traveler.
What is worth choosing at Grey's Point Camp depends on your preferred style of camping. For families with active children, choosing a site near the water park ensures that the "Splash Point" thrills are just a short walk away. For those seeking a more premium experience, the "Super Sites" are well worth the investment, providing a clean, paved surface and enhanced patio furniture that elevates the outdoor living space. If you are a boating enthusiast, choosing to utilize the on-site slips allows for a seamless transition from your camper to the water, putting you in the middle of some of the best fishing spots in the Chesapeake Bay area.
Choosing Grey's Point Camp is a decision to embrace a lively, resort-style vacation where there is always something happening. It is particularly worth choosing if you value a sense of community and enjoy a park that offers "everything in one place." While the atmosphere can be boisterous during weekends with live bands and busy pools, the weekday experience offers a quieter side of river life. By opting for a stay here, you gain access to a well-maintained infrastructure that supports the logistics of modern RVing while providing a front-row seat to the natural beauty of the Rappahannock River. Whether it is for a weekend getaway or a full season of "Rivah" living, Grey's Point Camp remains a cornerstone of the Virginia camping experience.

When we arrived it seemed like a really nice campground. Unfortunately we had about three campers across from us that were a little loud with the music . But nothing prepared us for the next night the campground hired a band that played 50 feet from our back windows of our camper . Our camper windows were vibrating. There horrible answer was we can move you did I spend a hundred dollars a night to pick and move my camper a second time at six o'clock at night.
Nice place but not as young family friendly as we thought. There was absolutely no beach access for a stroller/wagon and no parking. You HAD to have a golfcart unless you wanted to walk from your campsite. The bathrooms weren’t cleaned properly blood was on the toilet seat for two days, after I watched the cleaning lady leave, I checked to see if it was still there. It was so wiped it clean……THERE IS ONLY TWO TOILETS AND ONE SHOWER STALL PER SECTION OF CAMPGROUND. It took two hours of checking and waiting to get my family of 5 washed. Then the hose is attached and leaking everywhere…… having to hold your screaming crying toddler in the air for a shower is not fun.The playground set has broken/heat worn peeling plastic all over it. My toddlers calf’s were all scratched up.Honestly don’t know if it was worth the money.
Family camping trip, went very well. Family friendly, live entertainment, customer service is outstanding. Friendly from gate, check in with front desk, and the host who take you to your site all great and friendly service. Gail was great help with getting our cable to work. Internet is not the best so make sure not to count on it, will book soon again!
We are full time travel family with two kids and we really loved our stay here for 2 weeks. The campground is absolutely beautiful, clean and well run. It’s off the main road to town but quiet and tucked away far enough, we didn’t hear any traffic. The sites are spacious and clean, well kept and level. We were in a large pull through area. Most people here are annuals or settled for the season. Every site had a beautiful and clean set up.Biking around the grounds is so fun especially by the river- the views are gorgeous and there are many well arranged sunset viewing spots with seating and beautiful flowers planted around. The pool and splash pad are a lot of fun and both playgrounds are great for all the kids.We loved going to the little sand beach and dipping in the river. The store has more than you’d need and fun treats and toys for the kids. The dog park is shaded and spacious and right by a beautiful pond and walking area.Staff is so very kind and everyone looks genuinely happy to be working here. There was a great deal of events while we were here over Mother’s Day weekend- farmers market, food trucks, live music, crafts for kids and adults, bingo, games etc.One thing that made no sense at all to me were the worn out and dirty bathrooms by the pool. They just don’t fit in with the rest of the amenities. They are old, small, and not clean. Spider webs, dust and dirt on the floor. Smells like mold. Really, everything else is so well kept I was surprised to find the bathrooms and laundry room be left like that.Location wise this is close to town where you can find some good food, donuts, coffee and shopping. Everything we experienced was great! There’s a new playground in town as well that our kids loved.Overall an excellent experience and we would return to camp here as well as recommend this to anyone visiting the area.
My family and I had an amazing time. The sunsets were beautiful and the kids really enjoyed the pool. The manager Jessica was so helpful when I first booked this trip. Very pleased with our stay!
