Lakeview Country Estates Introduce
For individuals and families exploring housing options in the Susquehanna Valley, Lakeview Country Estates offers a practical and established residential solution. Located in the charming community of Elizabethtown, Pennsylvania, this mobile home park provides an alternative to traditional site-built homes, focusing on affordability and a suburban-rural atmosphere. As a long-standing fixture of Mount Joy Township, the park has served local residents for over fifty years, evolving alongside the growth of the surrounding Lancaster County region. It represents a significant portion of the area's affordable housing market, catering to those who appreciate the quiet life of Central Pennsylvania while remaining close to modern employment hubs and educational institutions.
The community is characterized by its expansive layout, covering approximately 38 to 40 acres of land. This size allows for a sense of openness that is often missing from higher-density urban developments. Residents at Lakeview Country Estates typically live in a mix of single-wide and double-wide manufactured homes, many of which feature private yards, off-street parking, and individualized landscaping. The aesthetic of the park is one of a traditional residential neighborhood, with paved streets and a variety of home styles that reflect the personal tastes of the long-term residents. For many Pennsylvanians, this park offers the opportunity for homeownership in a region where real estate prices have steadily increased, providing a stable environment to build a life.
Location and accessibility are among the strongest attributes of Lakeview Country Estates. Situated at 1501 Mill Rd, Elizabethtown, PA 17022, the park is perfectly positioned for commuters and local explorers alike. Elizabethtown is strategically located within the "Golden Triangle" formed by Harrisburg, Lancaster, and York. This means residents can enjoy the local charm of a small college town—home to Elizabethtown College—while being just a 20 to 30-minute drive from the state capital or the historic streets of downtown Lancaster. Accessibility is further enhanced by nearby major routes such as Route 283 and the Pennsylvania Turnpike, facilitating easy travel for work or leisure across the state.
The immediate surroundings of Mill Road offer a blend of residential comfort and natural beauty. The park adjoins established neighborhoods like Roch'Wood and is close to local elementary and secondary schools, making it a convenient spot for families. Residents also benefit from being in proximity to the Amtrak station in Elizabethtown, which provides a direct link to Philadelphia and Harrisburg. This unique combination of a rural-suburban setting with high-level transportation connectivity makes Lakeview Country Estates a sought-after location for those who want the "quiet life" without being isolated from the benefits of the surrounding cities.
The services offered at Lakeview Country Estates are designed to support a low-maintenance lifestyle for its residents. The park operates under a professional management structure that handles the various infrastructural needs of a large-scale manufactured home community. Services provided by the management and the homeowners' association include:
- Regular trash and refuse collection services to maintain a clean and sanitary environment throughout the park.
- Maintenance of public sewer and water systems, ensuring reliable utility service for every residential plot.
- Common area maintenance, including the upkeep of community roads, street lighting, and shared green spaces.
- A formal application and screening process for new residents to ensure a consistent and peaceful living environment for current neighbors.
- Snow removal for the main park thoroughfares during the winter months to ensure continued accessibility.
- Administrative support for title transfers and home sales within the community.
The features and highlights of Lakeview Country Estates center on the quality of the individual homes and the natural assets of the property. While the park is an established community, many of the homes within it have been updated or are relatively new models featuring modern layouts. Key highlights of living in this community include:
- The namesake "Lakeview" aspect, with select homes enjoying views of the small scenic lake located within or adjacent to the community.
- Spacious residential lots that often include room for private decks, storage sheds, and small gardens.
- A dedicated on-site parking policy, typically providing at least two off-street parking spaces per residence.
- The inclusion of essential modern appliances in many resale and new homes, such as washers, dryers, and energy-efficient heat pumps.
- A family-friendly environment served by the well-regarded Elizabethtown Area School District.
- A diverse community demographic that welcomes retirees, young professionals, and growing families.
- Proximity to local recreational spots like the Conewago Recreation Trail and various municipal parks.
Prospective residents or those looking for information on available lots and home sales should contact the park office directly. When considering whether Lakeview Country Estates is worth choosing, the primary factor is the balance between cost and quality of life. For many in Pennsylvania, the ability to own a home outright or with a very low mortgage—while paying a manageable monthly lot fee that covers water, sewer, and trash—is a compelling financial move. It is worth choosing for those who want to live in a safe, quiet community where neighbors often know each other by name. The park’s longevity of over 50 years under the same family-led limited partnership suggests a level of stability and long-term commitment to the property that is reassuring for those looking to settle down.
Furthermore, the park’s location within Mount Joy Township offers lower tax rates compared to some neighboring urban centers, adding to the overall affordability. While the screening process is described by management as thorough to ensure the security of the community, those who qualify will find a well-ordered neighborhood. For anyone looking to maximize their housing dollar in Lancaster County while staying connected to the major economic centers of Pennsylvania, Lakeview Country Estates represents a solid, factual choice for a place to call home. I do not recommend - application process is a joke! I lived in and sold a 400k house, buying a mobile home outright and denied by Tonya because I cared for my mom in hospice and have a 4 month lapse in employment. These are cold people. Reading the other reviews, seems like a blessing in disguise. STAY AWAY!
Terrible experience with the screening process and property manager. It seems like she just wants to collect application fees and does not want to work out any agreements. It's also a very slow process, it put my family in a very tough position. I do not recommend applying here at all. Save your time and money.
This is a great moble home park, u could not ask for nicer owners. They care about what the park looks like, and take good care of it. If you like trailer trash this is not the park for you. A lot of work goes into keeping a park nice, and Mike does a great job. If you like a park where they make u keep your place nice, this is the place.
This is a very clean and nice mobile home community. A very quiet and nice place to raise a family my parents have a double wide in the park. the owners Mike and Charlie are very wonderful people to work with.
Place is alright for the a few years! Then they’ll come at you with a petty letter from their lawyer demanding things to be done that are just petty & childish at that!!!
