Post Rd Mobile Home Park Introduce
For residents of the Massachusetts region seeking a blend of suburban convenience and managed residential living, Post Rd Mobile Home Park—recently rebranded as Marlboro Village—serves as a notable landmark in the city of Marlborough. Established in 1955 by the Winske and Rowe families, this 102-unit community has transitioned from a long-held family legacy into a modern investment property under the stewardship of The Broadway Company, a Boston-based real estate firm. This change in ownership represents a significant chapter in the park's history, as it remains one of the largest remaining manufactured housing communities in the MetroWest area. For local users, the park represents an essential tier of the housing market in a city where the median property value has climbed toward $485,400, providing an alternative to traditional high-density apartment complexes or increasingly expensive single-family homes.
The community is nestled within a diverse and growing city. Marlborough currently hosts a population of approximately 41,400 people, characterized by a vibrant demographic makeup. According to recent 2023-2024 data, the city's racial and ethnic composition includes approximately 58.6% White (Non-Hispanic), 16.8% Hispanic or Latino, and 4.9% Asian residents. This diversity is reflected in the surrounding neighborhood of the park, which sits along the bustling Route 20 corridor. While recent transitions in management have brought about changes in community standards and maintenance protocols, the park continues to offer a structured environment for those who own or rent manufactured homes. The atmosphere is that of a suburban enclave where long-term neighbors live alongside newcomers attracted by the city's thriving tech and life sciences employment sectors.
Location and Accessibility are primary highlights for anyone living in Post Rd Mobile Home Park. Situated at 181 Boston Post Road East, the park is positioned in the eastern portion of Marlborough, offering direct access to the city’s main commercial artery. For commuters, the location is ideal, sitting just a short drive from the intersection of I-495 and I-90 (the Massachusetts Turnpike), as well as Route 85. This connectivity makes it a strategic choice for professionals working in nearby Worcester or the Greater Boston area. Furthermore, the property prioritizes physical accessibility for all residents and visitors, featuring a wheelchair-accessible entrance and a designated wheelchair-accessible parking lot at the main administrative office. The surrounding area is highly walkable for daily needs, with several grocery stores, pharmacies, and local eateries located within a mile of the park entrance.
The services offered at Post Rd Mobile Home Park cater to both mobile home owners who lease a pad and those looking for long-term rental units. Following its acquisition and rebranding as Marlboro Village, the property has seen shifts in its operational model, aiming to align with modern property management standards found in other professional portfolios. The park provides the basic infrastructure necessary for manufactured living, including utilities management and the maintenance of common roadways. Additionally, the on-site management office serves as a point of contact for administrative needs and leasing inquiries.

Customer Reviews
This place has really gone down hill since new owner has come in. No maintenance to the property all spring n summer long. My Front porch is rotting and falling apart. Was told it would be repaired last Saturday at 10AM, no one even showed up or called to reschedule. My furnace was giving off a odd chemical smell . Was reported to new owner on Monday morning it is now Wednesday and still nothing has been done to fix the situation. There are strict laws in Massachusetts regarding tenants heat and the new pwner has shown little care to these laws.
Rude manager renting run down trailers for 1400 a month! Racist at best!
It really needs better signage on what way to enter.. it is confusing
Very eclectic group of tenants
It is a very clean place.
