Fernwood Introduce
Fernwood is a well-established residential community located in the heart of Capitol Heights, Maryland. Known primarily as a mobile home park that caters to a diverse range of residents, it serves as an essential affordable housing option within the high-demand Prince George's County area. The community is designed to offer a balanced lifestyle, providing the privacy and autonomy of detached housing while maintaining the cost-effectiveness typically associated with multi-family rentals. Fernwood has evolved over several decades, fostering a neighborhood environment where long-term residents and newcomers alike can find a sense of belonging just outside the nation's capital.
Unlike traditional apartment living, Fernwood allows residents to enjoy the benefits of individual homeownership. Many people in the Maryland region choose this community because it offers a "middle ground" for those who aren't ready for a traditional brick-and-mortar mortgage but want more freedom than a standard lease provides. The community is professionally managed, ensuring that common areas and essential infrastructure are overseen by a dedicated team. For many, Fernwood represents a "stepping stone" or a permanent home that provides financial breathing room in an increasingly expensive real estate market.
The location and accessibility of Fernwood are among its most significant advantages for local Marylanders. Situated at 1901 Fernwood Dr, Capitol Heights, MD 20743, the park is strategically positioned near the intersection of major transit routes and the Capital Beltway. This makes it an ideal home base for those working in Washington D.C., Suitland, or at nearby military installations like Joint Base Andrews. The community is highly accessible, featuring a wheelchair-accessible entrance and designated parking areas to accommodate residents and visitors with mobility needs.
Accessibility also extends to the surrounding neighborhood. Fernwood is considered a "centralized location" for daily errands, with several major shopping centers, including the Steeplechase 95 International Business Park and Ritchie Station Marketplace, located within a few minutes' drive. Public transportation options are also nearby, allowing residents to navigate the Prince George's County area or commute into the District with relative ease. This blend of suburban seclusion and urban proximity is a key reason why the park remains a popular choice for active professionals and retirees alike.
- On-site professional management to handle resident inquiries and community maintenance.
- Wheelchair accessible entrance for residents and guests with disabilities.
- Wheelchair accessible parking lot located within the community grounds.
- On-site playground facility designed for children and families to enjoy outdoor play.
- Designated picnic area for community gatherings, cookouts, and social events.
- Full-sized basketball court available for resident recreation and fitness.
- Pet-friendly policies that allow residents to keep dogs and cats within their homes.
- Flexible payment options, including the acceptance of debit cards for lot rent and services.
- High-speed internet access available throughout the community for remote work and entertainment.
The features and highlights of Fernwood center on the lifestyle flexibility it provides to its residents. One of the most frequently cited benefits is the ability to engage in outdoor activities that are often prohibited in apartment complexes, such as hosting private cookouts or washing your own vehicle right outside your door. The community layout emphasizes wide streets and mature greenery, which helps maintain a peaceful atmosphere despite the proximity to the city. Furthermore, the park functions as an all-age community, meaning it is welcoming to families with children as well as individuals looking for a quiet place to retire.
- Strong sense of community where neighbors often help one another with daily tasks and repairs.
- Significant cost savings compared to local apartment rentals in the Capitol Heights area.
- Spacious residential lots that allow for personal gardening and small yard spaces.
- Close proximity to regional recreation, including Walker Mill Regional Park and Watkins Nature Center.
- Located within the Prince George's County Public Schools attendance zone.
- Safe and well-lit community streets that encourage evening walks and outdoor interaction.
- Opportunities for homeownership equity through the purchase of manufactured home units.
- Quiet environment away from the direct noise of main highways while maintaining easy road access.
For those interested in visiting the community or inquiring about current lot availability and home sales, the management team can be reached via several channels. It is recommended to call ahead to schedule a tour or to verify specific residency requirements and association rules.

What is worth choosing about Fernwood is the unique value proposition it offers to Maryland residents. In a region where housing costs can be a major barrier, Fernwood provides a viable path to a simplified, more affordable way of life. It is particularly worth choosing for those who value their privacy and want a home that feels like theirs, rather than just a unit in a building. Additionally, the investment potential of choosing a mobile home in a community like Fernwood should not be overlooked. * Edited update *Yeah, the shine has worn off. It's still cheaper than an apartment. We will keep saving money and will be moving ASAP.Great little place to start your life. The neighbors help when they can. Friendly staff is full of knowledge. Great centralized location to shopping and work. Better than an apartment because I can do all the outdoor activities like cookouts and wash my car. In the end it's a better investment if you're not ready for a brick and mortar.
I feel the management is not doing a great job repairing issues around the streets and the lights are still out on basically the entire property. We pay rent for this very fact correct and to top it off the security is Non existing now. I mean are they paying for security because where the heck are they. Anyways that is my two cents and the residents are great 👍
Very spacious for the price. It's just that parking isn't that much of it. But, you get alot of friendly creatures visiting. Lol but, for satellite dishes your better off with regular cable. Everyone is recently remodeled and new appliances.
This community is beginning to revitalize. Many tenants are moving out. The new property management is doing a excellent job with the revitalization, such as requiring parking permits for residents and guest. This has brought about a decrease number of vehicles parked in the community.
If you are considering living here - the actual location is amazing however the management is does not look out for their residents... It appears that they are in cahoots with the towing company. They are not actually protecting their residents against unwanted vehicles rather they target your visitors and show favoritism. for example Fridays they if you don't get to the office by noon to get visitors passes you are out of luck. That part of your life will be controlled by them. Having lived there for many many years the janitor knows my cars and if my passes are not display right or accidently switched with a visitor pass he will tow my car... get the drift? the harassment is not worth it please reconsider this place.
