Summer-Time Trailer Park Introduce

For Delaware residents seeking a true escape to the coast without the high-rise atmosphere of nearby resorts, Summer-Time Trailer Park represents one of the region's best-kept secrets. This established mobile home park, nestled in the scenic enclave of Fenwick Island, has been a cornerstone of the community for decades. Managed with a personal touch by the Cropper family, the park emphasizes a quiet, unpretentious way of life that resonates deeply with local families. It is a place where neighbors know each other by name and where the primary focus is on enjoying the natural beauty of the First State’s southernmost beach.

The park is designed as a family-oriented community, providing an economical option for those who want their "own place at the beach." It caters to a mix of seasonal and long-term residents who value tranquility and community over modern commercialism. For many Delawareans, Summer-Time Trailer Park is more than just a residential area; it is a memory-making destination where multiple generations have spent their summers crabbing in the bay and sunbathing on the Atlantic shore. Its reputation for being a "lovely, well-kept park" makes it a standout choice for those looking for a peaceful sanctuary amidst the vibrant energy of the Delaware coast.

Location and accessibility are arguably the most significant draws for Summer-Time Trailer Park. Situated directly on DE-1 (Coastal Highway) in Fenwick Island, DE 19944, the park occupies a narrow and highly desirable strip of land where the Little Assawoman Bay meets the Atlantic Ocean. This unique positioning provides residents with "water on both sides," allowing for a coastal lifestyle that is truly immersive. Accessibility is a breeze for local travelers coming from Sussex County or the Wilmington area via Route 1 and Route 113, as the park is situated at the very edge of the Delaware-Maryland state line.

  • Direct proximity to the Atlantic Ocean, with a private walkway leading residents to uncrowded stretches of sandy beach.
  • Immediate access to the Little Assawoman Bay, perfect for shallow-water recreation and viewing iconic Delaware sunsets.
  • Walking distance to the charming shops and local eateries of Fenwick Island, including popular ice cream parlors and seafood restaurants.
  • Strategic location just minutes north of the Ocean City, Maryland, city limits, offering easy access to the boardwalk while maintaining a quieter residential vibe.
  • Conveniently located near the Fenwick Island State Park, providing miles of additional protected coastline for surf fishing and hiking.

The services offered at Summer-Time Trailer Park focus on maintaining a secure, clean, and community-centric environment. The management takes great pride in the park's appearance, ensuring that common areas and lot spaces meet high standards of upkeep. Because it is a family-owned operation, the service is personal and responsive, catering to the needs of residents who treat the park as their second home. The infrastructure is designed to support a seamless beach living experience with minimal hassle.

  • Professional on-site property management and maintenance provided by the Cropper family.
  • Dedicated lot rental services that include essential utility infrastructure such as water and sewer connections.
  • Secure, gated environment that prioritizes the safety of residents and their families.
  • Scheduled trash removal and groundskeeping services to keep the community pristine throughout the peak summer season.
  • Assistance with mobile home sales and transfers through approved local real estate partners to ensure a smooth transition for new residents.
  • Informational support for tenants regarding local Delaware coastal regulations and seasonal park opening/closing procedures.

The features and highlights of this park center on its recreational opportunities and its "hidden gem" status. One of the most beloved features is the private bay access, which serves as a hub for social interaction and water sports. Residents often gather here to witness what many describe as "million-dollar sunsets." The park’s layout is designed to be child-friendly, with low speed limits and plenty of space for bicycles and evening strolls.

  • Private sandy bay beach on the Little Assawoman Bay, ideal for crabbing, fishing, and launching kayaks or paddleboards.
  • A private, uncrowded walkway to the Atlantic Ocean, avoiding the congested public access points typical of resort towns.
  • A dog-friendly policy that allows year-round residents and seasonal guests to bring their leashed pets along for the fun.
  • Spacious lots that accommodate well-maintained trailers and manufactured homes, often featuring private decks and storage sheds.
  • A quiet, respectful atmosphere with a strict emphasis on maintaining a peaceful environment for all neighbors.
  • Proximity to major coastal landmarks, including the historic Fenwick Island Lighthouse and the Viking Golf & Go-Karts family park.

If you are interested in exploring availability or learning more about the community at Summer-Time Trailer Park, reaching out to the park office is the best way to get accurate and up-to-date information. What is worth choosing about Summer-Time Trailer Park is the incredible value it provides relative to its location. In a region where beachfront real estate can command astronomical prices, this park offers a way for everyday Delawareans to have their own piece of the coast. Choosing this park means choosing a lifestyle defined by simplicity and the outdoors. It is worth choosing for the sense of security and history that comes with a family-owned business that has operated for over 60 years.

Furthermore, the park is worth choosing for the unique "dual-water" access. Very few locations in Delaware allow you to walk from the bay to the ocean in a matter of minutes. This makes it an angler’s paradise and a dream for parents who want their children to grow up experiencing the diverse ecosystems of the shore. Whether you are looking to retire in a quiet corner of Fenwick Island or want a seasonal retreat where your grandchildren can make lifelong memories, Summer-Time Trailer Park stands as a premier choice for authentic Delaware beach living.

My friend owns a trailer in this lovely, well kept park. I'm lucky enough to be here 3 times year. The bay on one side, the ocean on the other. I'll take this over any other type of lodging. Beautiful place to stay.
