Twin Valley Estates Introduce
Twin Valley Estates is a well-established manufactured home community situated in the scenic town of Charlestown, New Hampshire. Nestled within the heart of the Connecticut River Valley, this community offers residents a blend of small-town New England charm and the natural beauty of the Granite State. The park is designed to provide an affordable housing alternative in Sullivan County, catering to individuals, families, and retirees who appreciate a quieter pace of life while remaining close to the region's primary employment hubs and service centers. With its rolling hills and historic surroundings, Twin Valley Estates represents a significant portion of the local residential landscape in the 03603 zip code area.
As a community that functions under both the "Mobile Home Park" and "Real Estate" categories, Twin Valley Estates operates as a land-lease community where residents typically own their individual manufactured homes while leasing the lot from the park management. This model is a popular choice for New Hampshire residents looking to build equity in a home without the high entry costs often associated with traditional single-family real estate in the Northeast. The community is integrated into the broader Charlestown neighborhood, which is known for its tight-knit atmosphere and proximity to outdoor recreational opportunities along the river.
Location and accessibility are major draws for those considering a move to Twin Valley Estates. The community is located at 241 Lovers Lane Rd, Charlestown, NH 03603. This central location provides residents with easy access to Route 12, a primary thoroughfare that connects the town to larger metropolitan areas. Just a short drive to the north is Claremont, the largest city in Sullivan County, which serves as a regional hub for shopping, dining, and healthcare services at Valley Regional Hospital. To the west, the community is minutes away from the Vermont border and the town of Windsor, offering cross-state access to even more amenities and scenic Vermont landscapes.
The neighborhood around Lovers Lane Road is characterized by its rural-suburban mix, providing a tranquil environment away from the noise of major highways while maintaining proximity to essential services. For families, the park is served by the Fall Mountain Regional School District, with local schools like Charlestown Primary and Charlestown Middle School located just a few miles away. Commuters also benefit from the proximity to I-91, which is accessible within a ten-to-fifteen-minute drive, facilitating travel to Lebanon, Hanover, and the Dartmouth-Hitchcock Medical Center to the north, or Keene to the south.
Twin Valley Estates offers a variety of services designed to maintain the community's standards and provide convenience for its residents. These services are typically covered by the monthly lot rent and are essential for the orderly operation of the park. The services provided include:
- Regular trash removal and waste management services for all residents.

What makes Twin Valley Estates worth choosing is its balance of affordability and location within the Upper Valley region. In a housing market where traditional homes can be out of reach for many, this community provides a viable path to homeownership. The park’s rules and management oversight aim to protect the property values of the residents by ensuring that homes and yards are kept to a certain standard. While this level of supervision is often compared to a Homeowners Association (HOA), it serves to create a uniform and well-kept appearance that many residents find reassuring for their long-term investment.
Furthermore, the town of Charlestown offers a rich quality of life for those who enjoy the outdoors. Residents of Twin Valley Estates are just minutes away from the Charlestown Picnic Area and Boat Launch, providing easy access to the Connecticut River for fishing, kayaking, and boating. The nearby Hubbard Hill State Forest and Patch Park offer additional venues for hiking and family recreation. Choosing Twin Valley Estates means becoming part of a community that values the quiet, pastoral lifestyle of New Hampshire while remaining just a short distance from the modern conveniences and employment opportunities of the surrounding region.

Customer Reviews
The management here is horrible. If I didn’t have to give any stars, they would get ZERO! Constantly harassing residents, writing them up, lot rent going up again another $45 all for them to harass more and tell you what you can and can’t do. It’s like a HOA, they tell you what you can and can’t have and the lawn needs to look a certain way. Don’t have a dog or a cat, god for bid it barks or meows. Can’t have anyone help you pay lot rent because they won’t accept the payment if they are not registered as a resident. Don’t sneeze in the yard wrong, they may write you up for that too, that’s how horrible this management company is! There’s a lot of vacant houses for sale and no one is buying all because of the management. STAY AWAY! DO NOT BUY HERE!
All's they do is harass you & write you up. Park rent is ridiculous 500.00 a month. They have nothing better to do but drive around and write u up, on everything you do wrong. God for bid they say, oh your lawn looks nice, anything negative, there at your door. They pick and choose who they write up.
Absentee landlords-no maintenance of roads, no enforcement of rules. Police are often in the park for drug offenses. Speed limits, dog size, noise, NOT enforced. New homes being crammed into small lots and further expansion planned. Owners are currently in state mandated rent review for jacking up rents and not supplying maintainence. Playground, gazebo, all gone-water has been shut down 3 times in one year for lack of replacing old pipe system.
Used to buy some dank weed from a guy here. Lost touch after I stopped smoking so I don't know if he still lives here. Still a different buddy lives here and likes it well enough
Do you think I can say get something in right in cause? One thing I can say about this place of rent goes up all the time. I live here for 1 year in my rent's gone up six times
