Valley Stream Mobile Home Park Introduce
For residents of the New York region seeking a balanced lifestyle between rural tranquility and suburban convenience, Valley Stream Mobile Home Park offers a unique residential solution. Located in the picturesque hills of Oneonta, this community has been a staple of the Otsego County housing market since the 1970s. Spanning nearly 30 acres of rolling landscape, the park provides an affordable alternative to traditional stick-built housing, focusing on modular and manufactured home living. It serves as a practical "jumping-off point" for individuals and families looking to establish roots in the Upstate New York area without the high entry costs often associated with local real estate.
The community at Valley Stream is defined by its long-standing history and its commitment to providing essential housing services. As a premier family-owned mobile home community in the Greater Oneonta area, it fosters an environment where residents are encouraged to stay for the long term through attractive leasing plans. The park's atmosphere is one of quiet seclusion, nestled just off Wharton Creek, providing a natural backdrop that reflects the scenic beauty of the Southern Tier. For many local users, this park represents a chance to enjoy the benefits of homeownership on a budget that remains manageable within the New York economy.
Location and accessibility are major highlights for those considering Valley Stream Mobile Home Park. Situated at 438 Co Rd 11, Oneonta, NY 13820, the park is strategically located approximately 2.2 miles south of the Town of Laurens and just 2.7 miles north of West Oneonta. This positioning allows residents to enjoy a rural, "out-of-the-way" feel while remaining only minutes from the shopping, dining, and cultural attractions of downtown Oneonta. The park is conveniently located near major regional roads, and for those who rely on public transportation, local bus stops are available nearby, providing transit into town multiple times a day and to county buildings for essential services.
The layout of the park is designed with a focus on ease of access and safety. The main thoroughfare within the community is a private road that functions as a quiet cul-de-sac, keeping through-traffic to a minimum. Management emphasizes road safety with a strictly enforced 15 MPH speed limit to protect pedestrians and children at play. While the park’s terrain follows the natural slopes of the Oneonta hills, the roads are maintained to ensure that residents can come and go even during the challenging winter months characteristic of the New York climate. Accessibility for all is a priority, with on-site parking available for residents and their visitors.
- Residential refuse and garbage removal services to maintain a clean and sanitary living environment.
- Dedicated water services managed by the park to ensure a reliable supply for every household.
- Electric service provided through NYSEG, ensuring high-quality utility infrastructure.
- On-site mini self-storage facilities with 12 units available for residents who need extra space for seasonal gear or personal items.
- Professional land-lease management that handles administrative needs and community standards.
- Maintenance of common areas and the private roadway network to ensure year-round usability.
- Flexible leasing plans for both lot rentals and manufactured home units, catering to various budget levels.
The features and highlights of Valley Stream Mobile Home Park emphasize its role as a functional and affordable residential hub. Unlike many "trailer parks" that cater to temporary stays, Valley Stream is specifically a modular home park, meaning the units are designed for permanent, year-round living. The park’s proximity to Wharton Creek offers a peaceful natural element, while the "no-nonsense" management style focuses on the basics of safe, clean housing. A significant highlight for residents is the community's quiet location, which offers a break from the hustle of the city while remaining within striking distance of SUNY Oneonta and Hartwick College.
- A quiet, rural setting on 29.8 acres that provides a sense of peace and privacy for residents.
- A strictly enforced 15 MPH speed limit on all community streets to ensure a safe environment for walkers and pets.
- Direct access to local public transport, making it an excellent choice for those who prefer not to drive for every errand.
- A diverse community of neighbors, including long-term residents who have raised families within the park.
- Proximity to the city of Oneonta's "Southside" shopping district and local municipal parks.
- Transparent rules and regulations designed to protect the quiet enjoyment of the property for all tenants.
- The opportunity to own a modular home outright while benefiting from the park's shared infrastructure and services.

For local New Yorkers, it is worth choosing for the "buy-in" factor—buying a modular home outright and dealing directly with the park management is often the most secure way to build a life here. It is an ideal choice for those who value a quiet, cul-de-sac lifestyle where the sounds of nature outweigh the sounds of the city. It is a community that allows you to live life on your own terms in the beautiful surroundings of Otsego County.

It's a good jumping off point for a family it is not a place to raise one too many nosy neighbors constantly want to run their mouths just to make themselves look better it's a clicky environment full of snobby stubborn and partially users people that only want you to do for them and if you can't do for them then you're no good you're a waste of space and all this and like to talk trash yes the propertyDon't let the name full you it does not mean mobile home similar to an RV/camper park with sites. Its actually is modular homes Park only.Quiet location not too many nosy neighbors only downside is management changes so often. And forget to hand out updated contact information for new owners as well as the newer reforms to any previous rules in other. I do not recommend anyone get a rental trailer off of another renter of the property. If you do not get the home from the park managers. I severely suggest paying flat out for any of the homes. So once again if you plan on moving in to a home in the park you are better off buying your own completely out or going through the valley stream mobile home park to make your contract The main suggestion is to only have a contract with the valley stream mobile home parkAnd the park was nice when we moved in. yet over the years realized how much disarray(lack of enforcement of rules and regulations) actually was going on. A lot of the old residents(those that originally bought their homes and started a family) are trying to get out of the park because as one resident had stated it started to go downhill and turn into (Lantern Hill Mobile Home Park previously known as Messina's trailer park prior to the flood (trailer park trash)"versus a nice family community. itself is okay Martin properly maintained The neighbors think that living somewhere with no restraints not realizing it's a cul-de-sac the main road is an actual private road that people do not obey the traffic laws people are not following the lease agreements and stuff like that so it's do as the paper says not as I do for most of the residents. The benefit is there is local transport that you can get at least three times a day to go into town and two times to go out to the county buildings.

I have lived here about 6 yrs. and live in the back section and always felt safe and at home with my dog and 2 cats. This is a pet friendly park as well as a country sort of mobile home park., (one of the reasons I like it here.) They did have a cat issue but the person who fed stray cats (and skunks) moved about a year or so ago. My animals are inside pets. Since moving in the back section I've found it to be quiet and peaceful and private. It is one of the nicer parks in our area. They mow the park regularly and garbage truck comes every Tuesday. I have had no negative issues here except when a skunk comes around but that is to be expected in the country. :) My dog got sprayed.
Is Parks water killed my dog the worst trailer park you ever can live in Park the owners overcharge you lot rent and get away with it
Visited my granddaughter n never again. Park managers wife is extremely racist n very disrespectful. With proper management that park could be a beautiful place to live.
