Wooded Acres MHP Introduce
For residents of the Central New York region seeking a lifestyle that balances affordability with a quiet, natural setting, Wooded Acres MHP represents a unique opportunity. Located in Fulton, New York, this community functions as both a mobile home park and a seasonal campground, catering to long-term residents and outdoor enthusiasts alike. Nestled away from the main thoroughfares, the park is designed for those who value privacy and the serenity of a wooded landscape. As housing costs continue to rise across the state, communities like Wooded Acres provide an essential niche for individuals and families looking for manufactured housing options in Oswego County.
The park is characterized by its spacious, secluded sites that allow residents to feel a sense of distance from the industrial hubs of the region while remaining close enough for a convenient daily commute. Wooded Acres MHP spans a significant acreage, featuring a blend of established home sites and expansive undeveloped land that contributes to the overall "wooded" atmosphere that gives the park its name. Whether you are a long-time local or someone relocating to the Fulton area for work or retirement, this community offers a straightforward, no-frills living environment focused on the essentials of residential comfort.
Location and accessibility are key factors for any resident in Upstate New York. Wooded Acres MHP is situated at 307 Rathburn Rd, Fulton, NY 13069. This location is strategically placed just off Route 3, one of the primary arteries connecting Fulton to neighboring cities like Oswego and Syracuse. This proximity ensures that while the park feels isolated and quiet, it is only a short drive away from major shopping centers, healthcare facilities, and local restaurants. For those who enjoy the outdoors, the park’s location in Oswego County provides easy access to the Oswego River and various state forests, making it a prime spot for those who appreciate the regional flora and fauna.
Accessibility within the park itself is maintained through a network of private roads that service the various home sites. The park’s layout is designed to accommodate the transportation of manufactured homes and the daily traffic of residents. Being located in a region known for its heavy winter snowfalls, the park's proximity to main county roads is a significant advantage for year-round accessibility and commuting reliability. Residents can enjoy the peace of a rural setting without the logistical challenges of truly remote living.
Wooded Acres MHP provides a variety of services tailored to the needs of mobile home residents and seasonal campers. The service model focuses on providing the necessary infrastructure for modern manufactured housing while allowing residents the freedom to maintain their own sites. The management oversees the general operations of the community and the maintenance of shared utility connections.
- Residential site leasing for manufactured homes and mobile units.
- Seasonal campground sites for recreational use during the warmer months.
- Maintenance of underground utilities to preserve the natural aesthetic of the wooded environment.
- Provision of 100-amp electrical services to each home site to support modern appliance needs.
- Off-street parking for residents at each individual site to ensure clear roadways.
- Access to local telephone and cable television services available through regional providers.
- Grounds management for the approximately 8 acres of excess land dedicated to natural use.
The highlights of Wooded Acres MHP center on its natural environment and the specific technical upgrades provided to each lot. Unlike high-density urban parks, the emphasis here is on space and the "secluded" nature of the lots. The park is a popular choice for those who want a home surrounded by trees rather than concrete, offering a rustic charm that is rare in many modern developments.
- Large, secluded sites that provide more privacy than standard mobile home lot sizes.
- Underground utility lines that reduce the visual clutter of overhead wires and increase reliability during storms.
- Approximately 8 acres of additional wooded land that can be used by residents for hiking and nature observation.
- A quiet, peaceful atmosphere that has been noted by long-term residents as a primary reason for staying.
- Propane gas heating options, which are common and efficient for the Central New York climate.
- Close proximity to the amenities of Fulton, including supermarkets, pharmacies, and local schools.
- A mix of long-term residential and seasonal camping, creating a diverse community of neighbors.
For those interested in inquiring about lot availability, current rental rates, or campground reservations, contacting the park office directly is the most effective route. The management can provide details on the application process for new residents and the specific requirements for moving a home into the park.

Choosing a place to live or camp involves weighing the environment against the cost, and Wooded Acres MHP is worth choosing for its exceptional balance of both. It is a standout choice for individuals who prioritize a quiet, wooded setting over the amenities of a luxury resort. Many residents find that the peace and quiet of the park—often described as "nice and quiet" by those who have lived there for decades—is its most valuable asset. The park is worth choosing if you are looking for a community where you can have a sense of ownership over your space while enjoying the benefits of managed infrastructure like 100-amp electric and underground utilities.
Furthermore, for those in the Fulton area, Wooded Acres offers a practical housing solution that is close to the city but feels worlds apart. While some reviews mention the challenges of living in a managed community, such as varying resident experiences and the need for consistent management oversight, the long-term history of the park suggests a stable environment for many. If you value the ability to step out of your door and into a wooded landscape, or if you are looking for a seasonal camping spot that offers more privacy than a traditional commercial campground, Wooded Acres MHP is a local option that deserves a closer look.

Customer Reviews
Managment does very little, constantly have to deal with some residents being a nuisance, dogs barking at all hours of the night, running into the road. Kids from some residents are often left unsupervised and while visiting friends in the park I have had to dodge them when they bolt into the road with no warning. My friend that lives here often complains to me about residents ripping through the park on minibikes and his brother had his car egged and damaged by his neighbor, which the park refused to do anything about. I had one resident threaten me while I visited him because he thought me doing 5mph was too fast, the speed limit sign at the entrance has been on the ground for months now and he often complains about the water and septic being out of date, and they bump the rent up every chance they can without changing or updating anything. I posted this for him because he is afraid to post it on his own out of fear of retaliation, don't rent from these slumlords. I am also using a throwaway account at his request
