Location and Accessibility
Located at 1 Tess Dr, Lafayette Township, NJ 07848, Carriage Mobile Home Park enjoys a strategic position in Sussex County. Lafayette is famous for its rural beauty and historic character, yet the park remains conveniently close to essential modern amenities. Residents benefit from being near major local highways, including Route 15 and Route 206, which provide easy commutes to nearby employment hubs like Picatinny Arsenal or the retail centers in Newton and Sparta. Despite its peaceful, tucked-away feel, the community is just a short drive from various shopping plazas, local restaurants, and healthcare facilities.
Accessibility within the park is a priority for the management. The entrance and main administrative areas feature wheelchair-accessible parking lots, ensuring that all residents and visitors can navigate the grounds with ease. The internal roads are paved and well-maintained, suitable for both vehicles and pedestrians. For families with children, the park is served by reputable local institutions, including the Marian McKeown Elementary School and Kittatinny Regional High School, with school bus pick-up typically available directly within the community boundaries. This balance of rural tranquility and functional connectivity makes it an ideal spot for those who want to live in the "Garden State" while avoiding the congestion of its more urbanized sectors.

What is worth choosing
Choosing Carriage Mobile Home Park is an excellent decision for New Jersey residents who value a balance between affordability and a high quality of life. In a state where traditional real estate prices can be prohibitive, this community offers a path to homeownership or high-quality renting at a fraction of the cost of "stick-built" homes. The family-owned nature of the business translates to a more personal touch in management, where residents are treated as neighbors rather than just account numbers. For families, the safety of the neighborhood and the proximity to solid local schools make it a practical and nurturing place to raise children.
Furthermore, the park is worth choosing for its commitment to modernization. Unlike older parks that may feel dated, Carriage Mobile Homes, Inc. actively integrates energy-efficient technologies and modern designs into their new builds. This focus on sustainability not only helps the environment but directly puts money back into the pockets of residents through lower heating and cooling bills. When you combine these economic benefits with the natural beauty of the pond and the convenience of the senior shuttle, it becomes clear why many residents stay for decades. If you are looking for a peaceful, safe, and professionally managed community in Northern New Jersey, Carriage Mobile Home Park stands out as a premier destination.

So Sally was working with me to get paperwork in for a rental…she made it seem I had the rental…then she sent me the fee schedule...now as someone who worked in accounting I budget every penny months in advance..I had enough money in the bank but it would have left me short on bill money so I asked if I could move in 11/15… she said that was too late and would have to go with other perspectives… I emailed her that same night and again the next day to let her know a friend was letting me borrow money so I was able to pay the fees…no response…I texted her yesterday to get an update…nothing… she knows I’m homeless and needed this place as the winter is coming…some people have no soul and are completely unprofessional…. I worked in property management and a friend told me her company is facing major fines for misleading renters and not disclosing fees and other information upfront
I live here, and i love it. Its a very friendly neighborhood, and the houses aren't too big but thier also not too small. Im only 13 and there's allot of kids around here who live here. Its a save enough neighborhood to let ur kids roam around by thier self or ride a bike by the pond or around ur street. I just love it here.
Well I read all these postings I really think that everyone has its own opinion. I came to live in Carriage Mobile Homes 11 years ago. I bought my house and completely renovated my home. I see some people on this website complain but remember rent is high anywhere you go to live. Living in this community you have access to all the amenities in Sussex County. The people in Carriage Mobile Home Community are very friendly and respectful. The owners are very good people. I give them a 5 because they do keep up the property. If you have visited other mobile home communities you would change your mind because they are run down with people who are not productive to society so I think it is good for the owners to have an extensive background checks and make sure there community stays safe.
I've been renting here for a little over 6 months. Very extensive background check to get in. The neighbors are friendly and everyone works together to take care of the community. There isnt much to do and the yards are very small but for the price, you really cant beat it. Honestly, I would never have expected it when I first saw the place. Most of the mobile homes are pretty dated, but a large portion of people do own their own. Just beware of the bears getting into the garbage in summer. Really annoying.
My wife and I are paying $1050/month to live in what I would he describe as a 60 year old tin can with zero insulation, holes in the floor, peeling paint, old carpets, busted kitchen cabinets, old refrigerator, leaking HVAC system, and we flood outside every time it rains heavy. The landlord invested a decent amount of money in repairing the old failed drain pipe for the streets outside and ruined our "front yard" creating a burm to control the water he claimed was flooding us. It didn't solve our problem and other steps have been taken, but we still flood. What's actually needed is a trench drain, but he apparently won't do it because it was my solution, that would actually work. I also had a reoccurring problem with the bathroom toilet. I asked for a new one that is more modern that wouldn't constantly require service. They said no, I bought a new one, replaced it, and asked that just the cost of the unit be deducted from my rent, and they refused. Long story short, money is all that matters to some people, it's obvious that's the case here. On another note, the other people that live in this community are wonderful, very friendly, kind people.
