Live The Outdoors LLC Introduce

Live The Outdoors LLC is a distinct and burgeoning destination for outdoor enthusiasts seeking a more personal connection with nature. Situated in the heart of Chenango County, New York, this family-owned campground breaks the traditional mold of crowded, commercialized parks. Spanning across 10.25 acres of lush, private land, the property is designed to provide a "hidden gem" experience where privacy and tranquility are the primary amenities. Unlike many state parks or large-scale private resorts that pack sites together, Live The Outdoors focuses on an exclusive model: when you book a stay, your party has the entire property to yourselves, ensuring a quiet, drama-free getaway for families, friends, or solo travelers looking to unplug.

The philosophy behind Live The Outdoors LLC is rooted in the preservation of the "old-school" camping spirit. In an era where secluded land is becoming increasingly difficult to find, this campground offers a rustic retreat where the modern world feels miles away. The property is a work in progress, with passionate owners who are constantly making upgrades to improve the landscape while keeping its natural charm intact. From the gentle rustle of the leaves to the soothing sounds of the bordering creek, the environment is perfectly tailored for those who want to stare at the stars without the interference of neighboring campsites or city lights.

Location and accessibility are major draws for local New York residents looking for a nearby escape. Located at 320 NY-220 in Smithville Flats, NY 13841, the campground is nestled in a region known for its rolling hills and diverse wildlife. For those traveling from within the Southern Tier or Central New York, the site is conveniently situated about 45 minutes north of Binghamton and under an hour from Syracuse. Its placement on State Highway 220 makes it easy to find, yet the actual camping areas are set back significantly from the road—roughly 900 feet—to ensure that the sounds of traffic are replaced by the sounds of the forest.

Access to the property is facilitated by a gravel driveway suitable for small to medium-sized vehicles. Recent improvements include the clearing of a wide dirt path into the interior of the property, which is accessible to most 4x4 vehicles. For those with larger rigs or specialized setups, the park currently offers a medium-sized parking area at the front. While the park is set in a quiet hamlet, essential supplies are never too far away. The local Smithville General Store and additional conveniences in the nearby town of Greene (about 6 miles away) provide everything from food and bait to camping gear and basic pharmacy needs, ensuring you can stay stocked without leaving the peace of the woods for long.

The services offered at Live The Outdoors LLC are currently focused on a high-quality primitive experience, with plans for expanded infrastructure in the near future. The owners take a "hands-on" approach to hospitality, providing unique touches that make a stay easier for those new to the outdoors. Available services include:

  • Exclusive whole-property booking for single parties, ensuring total privacy.
  • Primitive tent camping sites with the freedom to "choose your own spot" anywhere on the 10-acre lot.
  • RV camping sites (currently without hookups, though improvements are in progress).
  • Complimentary use of a 2-3 person tent for first-time campers or those needing extra space.
  • Provision of Timbertote fire logs to facilitate easy and clean campfires.
  • Direct support and communication from the owners for easy check-in and property navigation.
  • Flexible camping options for traditional tents, motorcycles, bicycles, hammocks, and ATVs.
  • Hunting opportunities on private land during designated seasons (subject to NYSDEC regulations).

The features and highlights of this Smithville Flats retreat emphasize the raw beauty of the Upper Susquehanna Valley. Whether you are looking for activity or stillness, the property provides several natural highlights that make it a standout choice for a New York getaway:

  • A beautiful, clean creek bordering the property, perfect for cooling off or seasonal casual fishing.
  • The "Sunset Site," a specifically cleared area offering elevated views of the evening sky.
  • Private trail systems leading through hardwood stands and down to the creek’s edge.
  • Close proximity to Long Pond State Forest, which offers additional hiking and premier ice-fishing.
  • An abundance of local wildlife, providing excellent opportunities for birdwatching and nature photography.
  • A pet-friendly policy that welcomes well-behaved animals to enjoy the open space.
  • Stellar stargazing conditions due to the minimal light pollution in the Smithville area.
  • Easy access to renowned trout streams like the Genegantslet Creek nearby.

What is worth choosing about Live The Outdoors LLC is the rare opportunity for exclusivity. In most campgrounds, you are sharing the experience with dozens—if not hundreds—of strangers. Choosing this location means your family bonding time or your personal "head-clearing" retreat remains entirely uninterrupted. The owners’ commitment to constant improvement means that with every visit, there is something new to discover, whether it’s a freshly cleared path or a more level spot by the water.

Furthermore, the affordability and the unique "try before you buy" approach—such as the free tent use for novices—make it an ideal entry point for New Yorkers who want to experience the wilderness without a massive upfront investment in gear. It is a place that feels deeply personal, where you aren't just a site number, but a guest on private land that is cared for with pride. If you are looking for a beautiful, private, and peaceful escape where you can truly "live the outdoors," this Smithville Flats gem is undoubtedly a top-tier choice for your next adventure.

Finally!A place in NY where you can take your family and enjoy the outdoors. It seems land to camp on is becoming more and more rare these days. This place is a hidden gem. I’m lucky a friend recommended it me after having the most wonderful time. The area is gorgeous and well maintained. Perfect for that family bonding getaway but honestly I think just might come here to clear my head and stare at the stars. So happy this place exists! I’d give 10 stars if I could!

Had an amazing time camping here! The property is beautiful, private, and peaceful. The owners clearly care, even providing a Timbertote fire log that made campfires easy and fun. My wife and I loved fishing by the creek and relaxing by a quiet fire at night. Can’t wait to come back in October!
