What is worth choosing when it comes to Mill Creek Estates? This question is best answered by looking at the practical benefits of its location and the specific needs of the resident. For many, the primary draw is the New Holland location. This area of Lancaster County is highly sought after for its work opportunities and its unique cultural atmosphere. Choosing a home here means being part of a community that is integrated into the local economy and within driving distance of major Pennsylvania hubs. The presence of accessibility features, such as wheelchair-accessible parking and entrances, also makes it a viable choice for those requiring specific physical accommodations.

However, making a choice about where to live also requires a careful look at the management-resident relationship. Public feedback from current and former residents suggests that there have been challenges regarding infrastructure maintenance, specifically relating to sidewalks and drainage issues during rainy weather. Additionally, some residents have noted significant increases in lot rent over the past decade and have raised concerns regarding the consistency of rule enforcement. For a potential resident, choosing Mill Creek Estates is worth it if the location and the specific lot layout meet their immediate housing needs, but it is advised to conduct a thorough walkthrough and speak with neighbors to understand the current climate of the community. Being well-informed about the rights of manufactured home residents in Pennsylvania is a helpful step before committing to a lease in any park.

Ultimately, Mill Creek Estates provides a functional housing option in one of Pennsylvania's most productive and scenic counties. By weighing the convenience of the New Holland address against the operational aspects of the park, local users can make an informed decision that best suits their lifestyle and financial goals. The park remains a visible part of the local housing stock, serving those who value the independence of homeownership combined with the simplicity of a leased-land community.

Continues to get worst! Manager is not approachable as she has refused to redo sidewalk which was installed by her direction and fills with rain water. My wooden steps and porch are constantly dirty and muddy due to sidewalk condition and dirt and mud tacked into house. They won’t fix but demand you fix what they want or they now fine you! Constantly threatening eviction to elderly on fixed income! Owners refuse to speak with residents. I would gladly sell home back to them for moving expenses. Many unhappy residents here with constant rule changes and no freedom to live happily.

This place is terrible in every way! In 9 years lot rent has gone from $400 to $700. Management is a joke. Rules for everyone one else except her son. The park has been sued a few times. They can't keep the trailers full. Believe the bad reviews! Don't move here!!!

Lived here with my parents for just over three years. Park was clean and organized, I’ll give it that. Management was nitpicky, rude and downright nasty. Called them a few times to try to advocate for my older parents and was belittled. The land prices kept going up. They threatened eviction over the most ridiculous things! Over all I wouldn’t recommend Mill Creek Estates at all.

The lots and newer manufactured homes look nice. However, who could afford $650+ a month lot rent? So you have to buy a manufactured home at a cost of $100-$175,000+, and you're paying a mortgage on that, PLUS $650 lot rent? Might as well go see what you afford in a REAL house or row home somewhere where there's no HOA to contend with. To top it off, they're charging you for an INDOOR CAT? LOL!!! If that doesn't scream "Crooks!" I don't know what does. I can't see how any of these places are "affordable living" anymore. I've seen some lot rents in Lancaster at $800/month now! INSANE! Fugg these greedy azz corporations who are buying up all these parks and raising rent to astronomical heights!
