Shady Oak Mobile Home Community Introduce
Shady Oak Mobile Home Community is a quiet and increasingly modernized residential park located in the historic town of Georgetown, Delaware. Serving as the county seat of Sussex County, Georgetown offers a unique blend of small-town charm and essential administrative convenience, and Shady Oak stands as a key provider of affordable manufactured housing within this vibrant region. Over the past few years, the community has undergone a significant transformation, driven by a dedicated management team and ownership focused on long-term sustainability and resident comfort. For Delawareans looking for a stable neighborhood that balances rural peace with proximity to coastal attractions, Shady Oak offers a compelling residential option.
The community is distinguished by its proactive approach to maintenance and infrastructure. Unlike many older mobile home parks, Shady Oak has benefited from a comprehensive three-year improvement plan that has touched nearly every aspect of the park’s physical layout. Residents often note the friendly and professional demeanor of the onsite management, who are known for working collaboratively with neighbors rather than against them. This atmosphere of mutual respect and hard work has fostered a sense of pride among those who call Shady Oak home, making it a standout choice for individuals and families seeking a well-managed land-lease community in Southern Delaware.
Location and accessibility are major advantages for the residents of Shady Oak Mobile Home Community. Situated at 18253 Shady Oak Drive, the park is tucked away from the main highway noise but remains only minutes from the heart of Georgetown. This central Sussex County location is ideal for commuters and explorers alike. Residents have easy access to Route 113 and Route 9, the primary arteries that connect Georgetown to the rest of the state. For those who enjoy the Delaware beaches, the Atlantic coast—including Lewes and Rehoboth Beach—is a straightforward drive of approximately 20 to 30 minutes, allowing for easy day trips to the boardwalk without the high costs of beach-front living.
The accessibility of the community also extends to local services. Being located in the Georgetown area means that residents are close to the Sussex County courthouse, various state agencies, and the Delaware Technical Community College Owens Campus. Shopping centers, grocery stores, and medical facilities are all within a five-mile radius of the community entrance. For families, the park’s location within the Indian River School District provides access to some of the most respected educational facilities in the region, ensuring that children have quality local schooling options nearby.
