Timberend Estates Introduce
Timberend Estates is a long-standing residential manufactured home community located in the picturesque Fairfield Township area of Muncy, Pennsylvania. Nestled within the rolling hills and lush woodlands of Lycoming County, this mobile home park offers an alternative to traditional high-density urban living. It is designed to provide residents with a balanced lifestyle that combines the tranquility of the countryside with the practical convenience of being near local employment hubs and shopping centers. For many Pennsylvania residents, Timberend Estates represents an opportunity for affordable homeownership or rental in a region known for its natural beauty and community-oriented spirit.
As a managed residential community, Timberend Estates focuses on providing a stable environment for individuals, families, and retirees. The park is characterized by its spacious layout, where homes are situated on individual lots that often feature private driveways and yard space. This arrangement allows residents to enjoy the benefits of outdoor living, such as gardening or hosting small outdoor gatherings, which are often missing in standard apartment complexes. The community has seen various management phases over its history and is currently part of the ARX Communities portfolio, a company that specializes in manufactured housing across the Mid-Atlantic region.
The location of Timberend Estates at 528 Ruben Kehrer Road in Muncy is one of its primary advantages for local commuters and families. Situated just outside the main borough of Muncy and within the Montoursville Area School District, the community offers easy access to the Interstate 180 corridor. This strategic positioning makes it a viable home base for those working in Williamsport, Montoursville, or the nearby Susquehanna Valley. Accessibility is primarily vehicle-dependent, though the quiet, rural roads surrounding the park provide a peaceful atmosphere for residents who enjoy morning walks or the sight of local wildlife.
For residents who frequent the Lycoming Mall area or the diverse retail and dining options along Route 15, Timberend Estates is only a short drive away. This proximity ensures that while the community feels secluded and "off the beaten path," essential services like grocery stores, healthcare facilities, and pharmacies are never far out of reach. The park's entrance is well-marked, and the internal road system is designed to provide direct access to each individual lot, ensuring that residents can park their vehicles conveniently at their front doors.
Timberend Estates offers a range of services and logistical support designed to streamline the experience of living in a manufactured home community. The management structure is set up to handle the unique needs of a park that maintains its own infrastructure while providing lot-based housing. The following services are currently offered at Timberend Estates:
- On-site management staff available during standard business hours to assist with resident inquiries and community oversight.
- 24-hour emergency maintenance services to address urgent infrastructure issues such as water or sewer emergencies.
- Dedicated lot rentals for homeowners who own their manufactured units but require a managed space with utility hookups.
- Trash removal services included as part of the monthly fee structure to maintain community cleanliness.
- Provision of community-managed water and sewer systems specifically tailored for the park's residents.
- Pet-friendly residential policies that allow for cats and small dogs (subject to specific community guidelines and fees).
- Occasional availability of pre-owned or new manufactured homes for sale or rent directly within the community.
The features of Timberend Estates highlight its rural charm and the practical design of a modern mobile home park. One of the standout highlights is the "country feel" provided by the surrounding tree lines and sloped landscape, which offers many residents scenic views of the Pennsylvania woods. The homes themselves often feature modern amenities such as open-concept floor plans, thermal windows for energy efficiency during Pennsylvania winters, and spacious porches for enjoying the temperate summer evenings. The community also accommodates the needs of active residents by providing specific areas for extra storage when needed.
- Expansive wooded views and a quiet, hill-side setting that provides a retreat from city noise.
- Private driveways for most lots, reducing the stress of searching for on-street parking.
- Proximity to the Montoursville Area School District, highly rated for its educational standards in the region.
- Designated RV and boat storage areas for residents who enjoy exploring Pennsylvania’s lakes and campgrounds.
- A strong sense of neighborly connection, with long-term residents who look out for one another.
- Access to shared outdoor spaces and large yards that are suitable for light gardening and outdoor relaxation.
- Proximity to local recreational areas, including fishing and hiking opportunities along the Susquehanna River and Loyalsock Creek.

Timberend Estates is worth choosing for those who prioritize affordability and a quiet, suburban-rural lifestyle. In a housing market where traditional single-family homes can be prohibitively expensive, this community offers a path to homeownership that allows residents to build equity in their units while paying a manageable lot rent. It is particularly well-suited for retirees looking to downsize their responsibilities or young families seeking a starter home in a reputable school district. The park’s pet-friendly nature and the availability of private yards make it an attractive alternative to apartment living, providing the space and freedom that many Pennsylvanians value.
Furthermore, Timberend Estates is worth choosing because of its commitment to maintaining a peaceful residential environment. While the community has faced challenges typical of older infrastructure, the current oversight by a regional management firm indicates a focus on professionalized service and long-term stability. The blend of "quiet country living" with "big city amenities" just a few miles away means that residents don't have to sacrifice convenience for peace. For those who appreciate having friendly neighbors and a home surrounded by the natural beauty of the Susquehanna Valley, Timberend Estates remains a notable choice for manufactured home living in Lycoming County.

Customer Reviews
I've lived here 6 years. We've had 3 now 4 owners. Not one of them has relaid pipes. These water pipes and sewer lines are over 50 plus years old. They are falling apart. Many days we have low pressure. Other days we have brown muddy water. And on Sundays it smells like straight bleach. Sewer lines are clogged and/or slow n sluggish. The majority of roads have large sections that are broken or buckling from water forcing it's way up.It's true some of the previous owners would cut some dead trees down there are many more that need to go or be trimmed up. Now they say it's our responsibility to take them down. It's our responsibility to fix the road in front of our homes. The rent has jumped to 465 a month. Plus we pay 35 sewer, 20 trash, 3.75 to have water meter read by satellite, there's a 20 dollar flat rate water fee Plus you pay actual water usage. We are expected to live here in a park that has gone from well kept and beautiful to a dump.If I had the money I would move my home to a new place. The one good thing is my neighbors. Good people. All of them.
ARX is the worst owner of mobile home parks I have ever seen. Their fees and rents are out of control. Then do not care about people and management in this park is also lacking. This park is Timberend end Estates in Muncy Pa. They will say they care and that is a bunch of bull like all of the garbage the say on their sight. Roads are terrible. Dead trees all over the place. Deep water ditches and some ditches are at ground level. Is there anything lower than one star. Anyone that buys this park from ARX needs to take a very deep hard look an the infrastructure. Ask them how many underground pipes broke. They only love the money and they have about drained all of the money they can get from this park. Seniors, Veterans, disabled, single parents are all been financially defeated. Thank you ARX
If i could leave zero stars i would. One of the more expensive courts around here. They raise rent every year and add new expenses with the statements of work being done on the court but nothing has been done to make the court better or nicer. If you're looking for a place to live DO NOT PICK THIS PLACE!! It get sold every other year basically. They have lots with electric issue they dont fix. Water has soo much chlorine it tastes like a pool. At one point had the water tested and failed due to septic leaking in the drinking water. Allow neighbors here that threaten to shoot others and steal from others. Will not work with you if you are in a rough patch unless it puts you in a worse condition. Roads are falling apart. They estimate water usage so you always pay more than what you actually use. Bad enough in the last year they've had multiple people pull their trailers out or sell them a year after purchasing them.
I had a well maintained vacation home here for over 8 years. Initially, I loved the place. The previous owners, (GELT, Inc), truly cared about and valued the tenants, often on an individual basis. Things changed fast. After the newest ownership took possession, they presented me with a massive new lease with MANY rule changes, (and in my opinion), troubling and restrictive clauses, price hikes and added fees, (that I simply could not agree to), so I reluctantly sold the home. (The tenants even hired an attorney to push back on this lease). Park is in a great location and many of the tenants became close friends, BUT that is where it stopped. This community has been bought and sold by corporate owners frequently. (Owner # 4 in 8 years). Each time it sold, I felt the community slid backwards a little more. While I'm a medical professional and not an attorney, I will strongly suggest, if you are looking to buy in this community, get everything in WRITING, leave nothing to chance, or verbal agreement! Have an attorney, or a real estate expert look at your lease agreement BEFORE you sign it! Be completely comfortable with what you are signing and what you will be paying! Negotiate elements OUT of the lease you don't like. Don't get trapped by your lease agreement! Remember, YOU are the customer and they NEED customers/tenants to fill the community. There are many homes for sale in the area. Look at other mobile home communities and read their leases for comparison. I feel there are better communities nearby with better customer service and at a far lower overall initial and monthly total cost.
Very, very poor manager who harasses tenant's who don't do as he says. Owned by a a corporate mobile home company who could care less about keeping promises to it's tenant's. Egregious illegal acting on part of said company which has violated multiple state and by laws of the Mobile home community act. Horrible conditions in the park.
